Tips for Selling a House - Most Important Staging Tip

There are many articles about how to stage a home to sell and I've written a lot of them myself but there is one that stands out more than any other and yet it's seldom on the top 10 list. CLEAN, CLEAN CLEAN!!!
 
Many features fall under this category but having a clean house makes the most difference of any. Many buyers can't imagine living in a dirty home or cleaning it or thinking it can be cleaned enough for them to live in. Over my 12 years in real estate, I've shown a lot of houses and there is always a good response about a clean house and and a bad one of a dirty house.
Cleaning includes other things you will see on the top 10 list like these important 5:

1. Decluttering. It's easier to maintain a showing quality clean house if you have less to dust and vacuum around. You have to pack it up to move so pack it up now and make it easier to keep the house clean.
2. Create curb appeal. Clean up the yard by mowing, edging, trimming shrubs and trees.
3. Remove odors. With cleaned carpets, floors, drapes and bathrooms, your home will have a fresher sent.
4. Painting. A fresh coat of interior paint removes marks and dirt on the walls that you have learned to overlook. Yes, it's normal wear and tear and just the thing that makes a house look tired and dirty. Paint is easy and inexpensive so freshen your house with paint.
5. Clean out the garage! Many sellers remove their clutter to the garage but that doesn't help. Rent a storage space because men in particular like to know that they can get their car or workshop into the garage and they can't tell if the garage is filled with boxes and old furniture.

Tips for Selling a House - Eliminating Odors

onionThat may sound obvious but when you live in a home, you become accustomed to the way it smells and may not be aware of a bad odor. Recently, I showed a house that smelled so badly of garbage when I opened the door, I was hesitant to show it. The worst thing was that it was occupied by a REALTOR.

It's hard for your REALTOR to tell you your house smells because he/she may be afraid of offending you and alienating you. It's hard for your friends to be honest because they don't want to hurt your feelings or be the messanger who was shot. I'd ask my sister because I know she would be honest with me. Also a parent or child may lay it all out. If that's not an option ask a neighbor or friend and explain how important it is that you eliminate any foul odors.

Obvious things that cause odors offensive to buyers are:
smoking - please don't smoke in your house. It can take removal of carpeting, drapes and fresh paint to clear this out.
pets - most of us have them but keep the pet areas cleaned, the pets cleaned and the litter box should be cleaned daily.
garbage - take it out before leaving the house or a showing just to be sure.
diapers - again, take it out before leaving the house or a showing just to be sure.
musty from being closed up - common in older homes. Clean it out and air it out.
Less obvious things:
disposer - Run it regularly, flush with soapy water and or grind citrus peeling for a fresh sent. I suspect this was the problem in the house I showed. If you don't run it often, food is rotting down there.
fertiizer in the garage - this also has a garbage smell. Move it to a far corner of the yard or dispose of it when trying to sell.

After eliminating the thing that is causing the odor, air out you house to clear and freshen the air.

For instance, Most Texas home buyers are married couples (62%) but the second largest group is single women at 19%, while single men make up 11% and unmarried couples only 6%.

Homes in Texas sold for an average of 97% of the asking price.

Most Texas homebuyers compromised on price than any other feature.

87% of homebuyers research on line.

Most Texas homebuyers listed finding the right home as the most difficult part of buying a home (52%.)

Most valued asset home sellers sought from REALTORS was help pricing the home.

The most valued skill of a REALTOR is honesty and integrity.

Before selecting an agent, two-thirds of home sellers only contact one person.

Four out of five home sellers chose a REALTOR who could offer more than just an MLS listing.

Everyone has their own idea of what the ideal home size is. I think it depends a lot on your situation and region because opportunity and price may be a deciding factor in what people will settle for. In a recent lifestyle survey, Relocation.com determined that:

12% were happy with 1,000 sq.ft. or less
48% preferred 1,000 - 1,999 sq.ft. - a large span of difference
29% liked 2,000 - 2,999
10% wanted 3,000 - 4,999
2% needed 5,000 sq.ft.

How to Evaluate Remodeling Costs

Check with Remodeling magazine. According to Remodeling magazine's 2010-2011 Cost vs. Value report homeowners recovered about 60% of remodeling costs in 2010 which was down from the previous year. Construction costs were also down.

The top 10 projects that recouped the most were:
1. replacement of the entry door
2. replacement of the garage door
3. replacement of old siding
4. addition of a wooden deck
5. minor kitchen remodeling
6. replacement of old windows
7. remodeling of an attic bedroom
8. remodeling of a basement space

Austin Spring and Bluebonnets


A very popular Spring activity in Austin and Texas is taking pictures in a sea of Bluebonnets. The Texas state flower is the Bluebonnet. They are blooming all along the highways and in Austin along the freeways and in peoples yards. There are other wild flowers but Bluebonnets create a colorful blanket across the landscape and they are just starting to bloom.

It's now officially Spring in Austin and the temperatures are already in the 80's with gentile breezes. What to expect in Austin for Spring: March winds - it can get windy and this is also the beginning of hail season. We've lived here for over 20 years and have only experienced a serious hail storm once. It resulted in getting a new roof which we needed anyway. April showers - we hope to get rain because there are usually drought conditions in the summer. April is often a rainy season May flowers - since the wildflowers are already beginning to bloom they are likely to be gone by May and the temperatures should be in the 90's.

Selling Homes in Austin


Winchester in BastropIt must be that time of year. It appears to be a great time to put your home on the market in Austin. Active listings are down! 8,605 in February which was the latest reporting period by Austin Board of REALTORS (ABOR.) And I experienced the difference when my buyer wrote an offer for a house the second day it was on the market only to be told that they were the THIRD offer and the first, a cash offer, had already been accepted. When we submitted a backup offer, we were told the second offer had already submitted a backup offer and they didn't want another one.

Now appears to be a time to sell your house and if you have a house to sell in the Hyde Park area, I may have a buyer. If you have a house to sell anywhere in the Austin area, I would like to interview for the position of REALTOR. 512.589.7988.

My Real Estate Investing Strategies - entry 10

FINISHED!! On Thursday we completed our punch list, changed the locks and turned over the keys to our new tenants. Following are photos of the finished projects.

On the left is the livingroom. It's a great room because it has a lot on natural light, a 1/2 cathedral ceiling and fireplace. We painted, put in new 2" blinds, new carpet, replace the missing entry light and updated the fireplace surround.

In the dining area we painted, put in new carpet and replace the broken curtain rod and replaced the missing curtains.




The kitchen needed cleaning, cleaning, cleaning so we cleaned the refrigerator, oven, cabinet doors in and out and the countertops. In addition we painted the walls and doors, replaced the missing light fixture, replaced the oven vent hood which was beyond cleaning and tiled the floor.









Both bedrooms have a wall of closets which is great. Here, in the master bedroom we painted, but in new carpet and new 2" blinds.


Following are 2 photos of the master bath.

The shower and toilet in a separate area so it was hard to photograph the shower but here it is and it looks great. In the master bath area we repainted, removed the crummy fiberglass tub and replaced it with a tiled shower, installed a new toilet and added new 2" blinds in the window.














And last are the second bedroom and bath. They were in pretty good conditions so we painted put new carpet in the bedroom, tile in the bathroom and painted the cabinetry.

It was a lot of work but we are proud of the improvements and hope the tenants will stay a while.

My Real Estate Investing Strategies - entry 9

It's so exciting to see this house come together. Yesterday the new carpet was installed and it looks great!

Here is a list of what we have left to do:
* Replace the missing light covers at the porch light and entry light
* Finish out the new trim around the fireplace
* Replace the oven vent hood
* Put a second coat of paint on all the doors
* Install a new toilet in the master bath
* Install new shower fixtures in the new shower
* Clean up the yard

Yep, I think that's it. My husband is in a panic because we turn over the keys in 2 days and everything takes longer than you expect but I'm confident we can do it.

My Real Estate Investing Strategies - entry 8

We are looking good! My husband and daughter spent last week cleaning, repairing and painting. On Sunday and Monday, I helped paint and it's almost all painted. We have never painted the entire house at once before but we started we just kept going so it would look really great.

Did you know that according to Texas Property Code (TPC), you are required to return the security deposit or an explanation as to why you didn't within 30 days of the end of the lease? So yesterday I dropped a letter in the mail. They did not provide a forwarding address so I sent it to the rental property address which is all that's required. I did not return the deposit. Usually there is something left after I deduct repair expenses but this time there was nothing.
