Another Successful Closing

As closings are coming less frequently, I felt it was important to celebrate another successful one. I've been chronically my experiences with this particular buyer because it has been so great. Milwood Subdivision Information

Writing about the Milwood area is of special interest to me because I have lived in Milwood since 1990. I've seen it grow and develop into a wonderful place to live with trees, parks, amenities and friendly neighbors. The Milwood neighborhood was developed by Bill Milburn and stretches a long distance along North Parmer Lane. It is divided east/west by McNeil Rd which also divides it into two different zip codes (78727 and 78729) with some of the area in the City of Austin and some of the area in a municipal utility district (MUD) plus some of it is in Travis county and some in Williamson.
The area south of McNeil in 78727 has a neighborhood association with a wonderful Web site and the MUD also has a site for additional and updated information about the areas.

Homeowners insurance is required by the lender when you are buying a home. If you are paying cash, it's still advisable to protect you investment with insurance. There are things you should know about the policy you acquire.

1. Ask about the exclusions. Most insurance policies don't cover flood or earthquake damage and require additional coverage. Check with your insurance agent so you will be understand the policy and be prepared.

2. Understand the dollar limitations. You may be covered for a risk but different aspects of the policy may have dollar amount limitations of coverage. Be sure you understand if and what they are.

3. Make sure your replacement costs are sufficient. When you purchase a home the policy is usually written for replacement based on the purchase amount. Especially in this market of foreclosures and short-sales, make sure the amount of coverage is sufficient to replace/rebuild in the event of destruction.

4. Find out about the actual cash value. Your replacement costs less depreciation is the actual cash value that you will receive less the deductible.

5. Be aware of the liability limits. Usually your homeowner's policy will cover the liability of injury of others on your property but they do have limitations so make sure it's sufficient to cover your assets.

Sellers Must Help Get Their Home Sold

You have hired a REALTOR to sell your home so you are on the right track but she can't do it without your help and cooperation. Your REALTOR is there to advise you on how to make your home desirable to a buyer, on pricing, on negotiating an offer, to market your home and represent you but there are things you must do for the success of a sale.

Please listen to your REALTORS advice on repairs and staging your home. A home that is clean, repaired, clutter-free and well arranged sells much faster than one that is not. There are many cost free or inexpensive things you can do to make your home more appealing if you don't have the budget for needed repairs.

And provide your REALTOR with the documentation they request such as the disclosure, a survey, perhaps builder plans or utility charges. These are things that enhance the value and/or provide needed information for the buyer to make a decision to make an offer.

What's for Dinner? Happy Thanksgiving

We are going to my sisters house in Buda for Thanksgiving. Finally we have started trading Thanksgiving dinner duties so that I don't have to cook every time. However, I'm still responsible for the dressing, pumpkin pie and a vegetable.

My favorite part of the dinner is the dressing which my husband and I make together because it requires a lot of gathering and slicing. We've added so many ingredients over the years that we think it's really special. We start with a cornbread which I make and mix in onions, garlic, celery, red bell peppers, mushrooms, sausage and touch of jalapenos for a hint of spicy. But it doesn't stop there because my husband has an herb garden so we also add fresh oregano, parsley, rosemary and thyme some olive oil and chicken broth. Yum, yum.

My sister has her own tradition and that is black olives. Yes, there must be black olives as a condiment for my sister to consider it Thanksgiving.

It seems most of us like that traditional meal but some families have thier own traditions that are different than others. What's yours?

The Pros and Cons of Purchasing a Condo

Condominiums can provide a low maintenance lifestyle and there are pros and cons to any property purchase decision. Below are some things to consider.

CONS:
Reserve funds and association fees - There are usually homeowners association fees associated with a condo that must be considered when a budget for the monthly mortgage payment is determined. The condo association takes responsibility for maintenance of the common grounds, area amenities and exterior maintenance like roofs, exterior doors and siding. Some times a special assessment must be levied because of an unexpected expense that the available funds wouldn't cover.
Condo rules - When you purchase a condo you are purchasing a share in a corporation providing you with a vote but you must comply with the condo rules. Be sure you understand the covenants, restrictions and bylaws. They will restrict your neighbors from participating in behavior you find unacceptable but those same rules will apply to you as well.
Resale - In a condo community, your resale value is more closely tied to that of the neighborhood. The number of investment properties, the condition of the grounds and the reserve of funds available in the association coffers can effect your ability to sell your condo. You don't have complete control over the situation so time and value can be effected.
Neighbors - You are in close proximity to your neighbors so your lifestyle will have a stronger effect on them and theirs on you.

PROS:
Amenities - Many condos have amenities like a pool or fitness center. It eliminates the need for outside memberships and provides a convenience of ease.
Maintenance - Most condos cover maintenance in common areas like the grounds, pool and usually the exterior maintenance of the unit like roofs, siding, doors, etc. These are items that make living in a condo more care-free.
Condo rules - These regulations help to keep the area more agreeable to everyone. Remember, you are entitled to a vote so you may want to attend the association meetings.
Neighbors - The proximity provides an opportunity to get to know your neighbors, develop friendships and provide the security that neighbors provide.

Being Appreciated and Appreciating in Return

Often we encounter those who don't recognize the value a professional REALTOR brings like the for-sale-by-owner I dropped in on yesterday. But, I have a buyer client who appreciates my value so much that she checks with me about all decisions and where some new home buyers don't even let me know when there is a final walk-thru of the property, this client wants to make sure I can be there.

Through my professional abilities and experience I was able to negotiate a favorable price for the house, support the buyer in upgrade and design decisions, explain the credits and debits and find and have corrected an error on the part of the builder, provide vendor information and connect the buyer with others in her community.

 It's great to be appreciated and that's what will bring referrals.

I appreciate my client too. Tomorrow I'm taking her to lunch.

According to a new survey by Consumer Reports, most buyers and sellers were satisfied with the service they received from a real estate agent.

71% of sellers say they were very or completely satisfied with their real estate agent.

86% of home sellers who had their homes listed with an agent did sell their homes.

90% of listed homes that sold, the days on market were 6 months or less.

Homebuyers Myths

This is a list intended to set first-time homebuyers straight about myths circulating about the real estate industry.

Myth 1. All real estate agents are the same. Of course not. Some agents have more experience than others and some are Accredited Buyer's Representatives who have demonstrated a special interest in helping buyer's through increased buyer education and experience to achieve this designation.

Myth 2. The agent on the for sale sign can help. The agent on the for sale sign is representing the seller. Not you. The seller pays a buyer's agents commission so take advantage of the opportunity to have representation.

Myth 3. I can find properties for sale on my own. The internet has made it possible for the consumer to search for properties but the consumer information on public search sites is not as complete or up to date as what is available to a Realtor.

Myth 4. If I keep looking, I'll find the perfect house. There is no perfect home. The best way to proceed is to prioritize a list of things you want and pick the house that most closely matches your list.

Myth 5. I can work with more than one agent to find a home. All agents have access to the same information. If you work with more than one agent you will become frustrated by duplicated information. Get a commitment from an agent with whom you have confidence to represent you.

Myth 6. to buy a house you simply agree on a price and sign some papers. It actually involves a number of processes and negotiations on everything from price to when you get the key. A professional can guide you through the process and negotiate on your behalf for the best results.

Myth 7. Foreclosures are a good deal. Don't even get me started. Briefly, foreclosures are priced at market value less the cost of needed repairs. So in the end, you'll pay about the same to purchase and repair as you would a move- in condition home.

Myth 8. Getting a mortgage should be easy. Lenders need particular information so they can be assured of a buyer's credit worthiness before they will lend the money.

Myth 9. All mortgages are the same. There are many different kinds of loan programs and a mortgage broker should be able to assist the buyer in choosing the one that best suits their needs.

Myth 10. A house must pass an inspection or the seller must repair all that is wrong. There is no pass or fail with a home inspection. The inspector will provide a report of what is not working in the house or in need of repair and the buyer may negotiate with the seller as to which repairs the seller will make.

Hopefully this information will get you started out right as you become a first-time homebuyer.

House Hunting Tips

House hunting can be a big project so here are some tips to make it easier:

1. Get pre-approved through a lender. This will enable you to search for a home and neighborhood within your financial means. You don't need to commit to a lender at this point but it's helpful to know what you can afford, what your out-of-pocket expenses will be and what kind of monthly payment you may expect.

2. Make some decisions before you start. Determine what features you want in a home, ie 1 or 2 story, master up or down, number of bedrooms, square footage. Drive neighborhoods to figure out which ones you like and don't like.

3. Consider your home ownership timeline. If you are expecting your life situation to change in 2-5 years or if you are expecting to settle in for 10-20 your need may be different so take that into account when making a decision about what's right for you.

4. Be realistic. There’s no such thing as a perfect home. Make a list of your priorities and look for a home that comes closest to matching the list.
4. Consult with a limited number of people. When you announce you are going to buy a home, everyone you know will offer advice and much of it will conflict so limit your consultations to a few that are in a position to provide worthwhile advice.
7. Get a home inspection. Have a professional inspect your home and ask the seller to provide you with a one year home warranty.
8. Hire a REALTOR®. A REALTOR® will be a great asset. She can advise you on processes, prices, negotiate on your behalf, guide you through the processes and represent you throughout the purchase process. Look for an Accredited Buyer's Representative. The buyer's agents commission is paid through the seller.

Use a Realtor When Purchasing New Construction

Why would you need a REALTOR?

Oh, let me count the ways.

First of all, it's important to remember that the friendly salesman in the model home represents the builder not YOU.

Then, perhaps you think that the builder will give you a better deal if they don't have to pay the REALTORs commission but did it ever occur to you that an experienced REALTOR may be able to get you a better deal with the builder than you could get on your own without your agent.
And most important is having someone available who can separate the inaccuracies, misunderstandings and incorrect information.

Here are some examples:
• When the salesperson adds up the figures incorrectly and asks for more in a deposit than you should pay.
• When the salesperson neglects to tell you significant information about their neighborhood.
• When the salesperson tells you false or misleading information. Not intentionally of course.

This morning, a salesperson told my buyer's that their neighborhood was protected against homeowners leasing their homes, short sales and and foreclosures. What! Perhaps the salesperson didn't understand about what had been explained to him. It's not uncommon in our area for the builder to have restrictions against the builder selling to investors but it's unlikely in an average neighborhood to have an HOA prevent someone from leasing their home after occupying as an owner and you can't prevent a homeowner from selling their home in a short-sale or to an investor who will lease or being foreclosed on by the bank.

You may have known these simple truths but having a professional, someone who buys and sells property day in and day out backing you up is a worthwhile investment.

Relocation Buyer's LOOKING FOR WARM WEATHER


Did you know that 11,000 people moved to Austin, Texas last year?

My last two relocation clients told me they came to escape the snow. One was a retired couple from Michigan who said that last winter was more than they could bear again. The other is a twenty-something couple from Ohio with the same sentiment.

If you don't like snow and the warm weather appeals to you, Austin may be the place of your dreams. According to Austin weather history the average temperature in January is 48.8 degrees although it does freeze from time to time, lightly snows about every 10 years and once a year we may have an ice storm. On the flip side, the average temperature in August is 84.4 degrees. Yes, I know all you Austinites will dispute that but it's true. Now we know it gets into the hundreds in the summer and this last summer was one of the worst but the statistics are as they are.

Seller Assulted by Man Posing as a Buyer in Austin

And this is not the first such case in Austin. Sellers: Please be safety conscious.

In 2001 a woman who had her home for sale in the Great Hills, Austin neighborhood was strangled to death by a man who knocked on her door and asked if he could come in and see the house. IF THEY AREN'T ACCOMPANIED BY AN AGENT, DON'T LET THEM IN. In addition, this same man had previously strangled 4 other women with the same rouse. One of them had survived to identify him. I don't recall why he was not in prison when the Great Hills murder happened but I do remember the eerie feeling when I toured the home a year later on a property tour.

Most recently, a woman in Austin was assaulted and robbed by a man whom she admitted to her home under the same circumstances. Her home was for sale. He knocked on the door and asked if he could see the home. She let him in.

Here is a list of safety tips for sellers:

1. If someone knocks on the door and wants to see the house, tell them to call the phone number on the for sale sign and make an appointment.

2. If you are at home when a Realtor comes, ask them to access the lockbox which electronically records their name, contact info and time of entry.

3. Remove any valuables from view or easy access. That includes account information, jewelry, prescription drugs, weapons, etc.

New Restaurant in Austin - Olivia



With upscale cuisine. Recently I wrote about my friends who opened a used book store on North Lamar in Austin - Frugal Media. So now I want to tell you about the restaurant my son-in-law's sister opened in South Austin - Olivia.

FRUGALMEDIA OPENS IN AUSTIN





FrugalMedia is the largest on-line used bookstore and owned by my friends Rob Canuelle and Erik Franks. They have a fantastic system and if you have bought used books on-line you have probably purchased from FrugalMedia. They have sold over 800,000 items on-line in the last 5 years.

Now they have opened a retail store on Austin at 5400 N.Lamar. In addition to the great selection of used books, my husband John's paintings decorate the walls. TIPS FOR HIRING A REMODELING CONTRACTOR

1. Get at least three written estimates.

2. Check references. If possible, view earlier jobs the contractor completed.

3. Check with the local Chamber of Commerce or Better Business Bureau for complaints.

4. Be sure the contract states exactly what is to be done and how change orders will be handled.

5. Make as small of a down payment as possible so you won’t lose a lot if the contractor fails to complete the job and he has the incentive to finish.

6. Be sure that the contractor has the necessary permits, licenses and insurance.

7. Check that the contract states when the work will be completed and what recourse you have if it isn’t. Also, remember that in many instances you can cancel a contract within three business days of signing it.

8. Ask if the contractor’s workers will do the entire job or whether subcontractors will be involved too.

9. Get the contractor to indemnify you if work does not meet any local building codes or regulations.

10. Be sure that the contract specifies the contractor will clean up after the job and be responsible for any damage.

11. Guarantee that the materials that will be used meet your specifications.

12. Don’t make the final payment until you’re satisfied with the work.

Hello Michigan

Last week I worked with a really nice couple who was relocating from Michigan. They had retired and chosen Austin, Texas as their new home. That is so exciting! They are looking forward to our mild winters but Austin has so much more to offer.

Weather -If you are tired of the snow this is the place. It rarely snows. Maybe one every 10 years.

Music - We call ourselves "the Live Music Capital of the World." In addition to all the live music venues across the city we are the home of Austin City Limits and SXSW which are internationally famous, annual music events.

Sports - Texas Longhorns, UT football is really BIG and we also have Round Rock Express, AAA minor league baseball team, Ice Bats Hockey Team and we are the home of Lance Armstrong so biking is really popular too.

Outdoors - No matter how hot it is there is always something going on in our community and often outdoors and on your own you could enjoy swimming, boating, hiking, biking, camping, fishing and more.

The Arts - Austin is one of only 14 cities in the US that has an Opera, Ballet and Symphony. We also have several art museums including The Blanton Museum of Art which is the 3rd largest art museum in Texas and a dedicated classical music station KFMA.

Celebrates - Yes, we have a few. Sandra Bullock bought a home here and has a restaurant downtown. Matthew McConaughey is from Austin and although his MySpace page says he's a Malibu resident he does own a home here. Dennis Quaid married the daughter of a local real estate developer and holds an annual charity golf tournament. Lance Armstong of course. Quintin Terintino of Kill Bill fame and Robert Rodriquez of Spy Kids are also here.

Anyway, my wonderful clients from Michigan bought a really nice home that is being built in Silver Leaf by Buffington and it should be ready for them to move in mid December. The temperature that day might be in the mid 70's.

BREAST CANCER AWARNESS MONTH

Yes. October is breast cancer awareness month and the 2nd anniversary of my discovery that I had breast cancer. Ironic isn't it. I'm doing great but I wouldn't want anyone to have to go through what I did and I survived. So, I'm writing to remind you how important monthly self exams and annual mammograms are. I found my cancer during a self exam. Please encourage others you know to be proactive about their health. The statistics are staggering and catching breast cancer early critical. Best wishes to you all and the best of health.

AUSTIN METRO RAIL

red line2014 Update: My friend Maureen and I rode the RedLine from the Howard Station to downtown where it dropped us in back of the Convention Center. It was easy and fun.

Scheduled to begin service in the fall of 2008 (today is the first day of fall) the Capital MetroRail is on schedule. The first line, known as the Red Line, will run from Leader to Downtown Austin. The full trip is expected to take 50 minutes and will make 9 stops. Starting downtown at 4th St between Neches and Trinity, it will proceed to Plaza Saltillo at 5th and Comal, to MLK and Alexander, to Airport Blvd. just south of Highland Mall, to Crestview on Lamar between Justin and St. Johns, to Kramer -location pending, to Howard Ln. at MoPac, to Lakeline Bvd. at Lyndhurst and finally to Leander on 183 north of FM2243.

PROTESTING PROPERTY TAXES

Visitors from other states are sometimes shocked at the amount we in Texas pay in property taxes but we don't have state income taxes and we use property taxes to fund our schools. I'm all in favor of contributing to education but sometimes that tax bill pinches.

In Texas, the county appraisal district always seems to be behind in what is going on in the market and they don't have access to an MLS system. It usually takes them some time to catch on that the market has gone up and by the time they are reassessing the value of your home, it's starting to go down again.

This year I just had to protest. Williamson county appraised one of my properties for $30,000 more than I new it could sell for. Taxes are paid at the end of the year but assessed at the beginning so you do have time to protest but they want to see information on what your home value was January 1 which means you must find comparable sales from the previous year.

Because I'm a REALTOR® and do have access to MLS, I was able to put together a package of collateral material and successfully got the property value reduced by about $20,000. Whew!

If you think your proposed tax evaluation is out of line, consult your REALTOR®. Property sales prices in Texas are not public information so it would be hard for you to determine the market value with strong supporting data but your REALTOR® should be able to help.

5 THINGS ABOUT YOUR CREDIT SCORE

Since we've experienced a melt down in the mortgage industry, it's more important than ever to maintain your credit score. What was once an acceptable ranking has changed and the bar has been moved higher. Credit scores range from 200 - 800 and lenders are now looking for scores above 750 to obtain a mortgage. Below are the 5 things that effect your score:

1. Payment history. Paying your bills on time is crucial. That means that if it's due on the first, you'd better have the check in the mail days in advance so that it arrives by the first. They may not charge you a late fee until the 15th but it's still due on the first. Bankruptcy, repossession, liens and collection activity reduce your credit scores.

2. Debt ratio. The old "rule of thumb" was no more that 38% of debt to income. Lenders like to see some debt and know that you are making timely payments. That reassures them that you can handle the large debt of a mortgage and make the payment timely. They just want to make sure you're not over extended. So for instance, if you have a car note or education loan, they don't count the full amount but count your monthly required payment.

3. Length of credit history. The longer you have had accounts opened, the better. If you are going to cancel credit cards, cancel the newest one. Having a creditor for an extended time with timely payments demonstrates your ability to manage credit over along period of time, like a 30 year mortgage.

4. No debt, no credit cards.
Having no debt and no credit cards actually lowers your score because there is no evidence that you can effectively manage debt like a mortgage. I know it sounds crazy because if you are good enough with your money to always pay cash it seems you'd be a good risk but lenders want to see you pay those bills. If you have no credit cards, get one. You can pay the balance off at the end of every month but you must develop traceable credit history.

5. Variety of credit.
It's actually best if you've got different types of credit like credit cards, car payment, mortgage but if you have too many credit cards, that can adversely effect your credit because it shows you have the ability to run up the balances too high. So if you have a lot of credit cards, cancel the ones you no longer use but not the oldest one.

SECRET LIFE OF A NEW NEIGHBORHOOD

In the mail, I received a great community news magazine, impactnews that had an article about the life cycle of a neighborhood. It was so well outlined that I was in total agreement. Basically, it lists 4 stages a neighborhood goes through. In the beginning, it's just the builder selling homes and the builder sets the prices and value. Sometimes you can negotiate. Next, some homeowners have a need to sell; perhaps relocating for a job and they must compete with the new construction so their best opportunity is to lower the price and be competitive. Then, some homeowners are not able to sell for enough to cover their mortgage and fees so they go into foreclosure. finally, the neighborhood will either stabilize or the values will continue to decline.

One of the advantages to buying in an established neighborhood is that it's already gone through the cycles.

I was shocked to find there were 303 foreclosures in my zip code - 78729.

NEW EXHIBIT AT THE BLANTON MUSEUM OF ART

Since I'm a member and volunteer at the Blanton Museum of Art, I'm always excited when a new exhibit opens. This September 28th there are two new exhibits opening. The permanent exhibit is terrific too and some of it was part of the famous author James Mitchner's collection. The new exhibits are Reimaging space: The Park Place Group in 1960's New York which is a look at the 1960's art scene featuring paintings and sculptures and New York Graphic workshop: 1964-1970 in which 3 Latin American artists examine the conceptual art movement of the 1960's and '70's.

There are also a lot of fun things going on at the Blanton like every first Friday is B Scene where the museum stay open late and features a themed party with music, food, cash bar and other entertainment and on third Thursday there's a yoga class in the upstairs gallery, a cash bar and other forms of entertainment.

I like to volunteer and be party of everything that's going on. You can volunteer for just one event a month or a regular daily schedule. I'm there twice a month on Fridays for a 2 hour shift. The museum is looking for more volunteers.

SELLERS DISCLOSURE IN TEXAS

In Texas, sellers are required by The Texas Property Code to provide a disclosure to the prospective buyer of any know material defects. Texas Association of Realtors provides a form your REALTOR will have available. In Austin, the Austin Board of Realtors also has a form.

There are some exemptions found in Section 5.008. New home builders, trustees or executors of estates and banks with foreclosures are not required to provide a sellers disclosure but they are still required to disclose any know material defects. Relocation companies are not exempt.

AUSTIN AREA MARKET STATISTICS - from July

The Austin Board of Realtors compiles market statistics compared to the previous year. There is a time delay and these are the statistics from July 2008 as compared to July 2007.

The median price for homes in the Austin area has reached an all time high of $195,000. Up 3% from July of last year.

In July 2,071 homes were sold, down 21% from last year.

We have a lot of inventory. The active listings in July were10,913. Up 15%

However, the leasing market is strong with a 20% increase in leased properties, a price increase of 2% with $1200/mo being average and an average of only 37 days on the market.

EXPLAINING MLS

MLS or Multiple Listing Service is much more than a database of homes for sale through real estate brokers.

MLS is an organization managed by an association of REALTORS® and paid for by dues from member REALTORS®. It's purpose is for REALTORS® to cooperate and share information for the benefit of home buyers and sellers. Some of the information is proprietary and not intended to be available to the general public. Because of all the research and input from local REALTOR® the MLS is the most accurate and complete information on the local real estate market.

Often people ask why the public isn't allowed access to MLS. First, REALTORS® swear to a higher code of ethics by which they are held accountable.For any unethical conduct, including that related to MLS, they may be penalized or even loose their license.Those rules are in place to protect the public and if MLS was available to the general public it would be accessed by those accountable to no one and fraught with fraud contaminating all information which REALTORS® use to benefit their clients. Second, REALTORS® pay membership fees to support the system. It's not a free public service through which REALTORS® have harnessed exclusivity. Third, there is proprietary information that is not public information which REALTORS® are allowed access to for the beneit of their clients based on agreements of accountability. You may want access to that information but do you want everyone to have access to your information?

When you sign a listing agreement with a REALTOR® you may agree to allow the REALTOR® to post your listing on MLS. There is a standard format that all REALTORS® use. Then buyer's agents will access MLS to search for appropriate properties for their buyers or gain information to assist their sellers. Not all real estate agents have access to MLS. Only those agents who have become REALTORS® because a REALTOR® is a member of the National Association of REALTORS® (NAR), has sworn to that higher code of ethics and pays membership fees to the association.

In Austin, the MLS also posts a home search Web site http:www.austinhomesearch.com for the consumer. It's a great tool for buyers to begin their search and familiarize themselves with nieghborhoods and prcing. The proprietary information is not included. Nationally, http://www.realtor.com serves the same purpose. It's sponsored by NAR and contains useful information for buyers and sellers.

Research shows that sellers who list with a REALTOR® and are posted on MLS achieve a 20% higher valuation on their home.

In Texas, real estate agents are required to provide a minimum level of service to clients so they may not just post your listing on MLS for a minimal fee and leave the rest to you. If a REALTOR® lists your home on MLS, they must also help you evaluate and negotiate offers you receive. There are huge benefits to using a full-service agent because their education a nd experience is working for you and they are working in your best interests.

CANCER FREE - 1 YEAR ANNIVERSARY

In October 2006 - Breast Cancer Awareness Month - I found I had Breast Cancer. It's been a little over a year since my chemo, surgery and radiation treatments. I just had my 3rd followup with my oncologist and the news was good. No Cancer. Four more years to go before I can say I'm truly Cancer free.

I know many of you reading this have also had Breast Cancer or know someone close to you that has. I'm grateful that everything turned out well for me and wish you all the best of luck.

For the rest of you - DO YOUR REGULAR MONTHLY SELF EXAMS! I wasn't good about it. I called it my irregular monthly exams but that is how I found the Cancer. It was stage 3! I had also been late with my mammogram. Everywhere you hear how important these check points are and I'm here to ask you to listen. It could save your life.

INSECTS - THE TOP CONCERNS OF AUSTIN HOMEOWNERS

I'm often asked about the insects in the Austin area. Yes, we have them. Some are good some are annoying. Here is the breakdown, in my opinion, of what homeowners need to know about:

1. Termites. It's not so serious you have to tent your house. I'm not a pest control expert but I've been told by them that they're subterranean and can be easily treated by a licensed pest control company. When you buy a home in Austin, ask your home inspector about a termite inspection. It's about $75 and well worth it. If the home does have termites, you can use the report to negotiate for the seller having it treated.

2. Fire Ants. These little devils have a painful bite and then the area will itch like crazy for days. They also will interfere with electrical wiring at AC systems. The best way I have heard to treat them is with a product called Amdro which the soldier ants feed to the queen and it will sterilize her.

3. Roaches. The really large kind are often called water bugs. They don't live in the house but come in looking for water especially during a drought. They live in trees and ground cover outside. We had our house treated before we moved in so now even though they do come in, we usually find them dead.

4. Carpenter Ants. These are also wood destroying insects. I don't know how prolific they are but we have a problem with them. I usually find evidence on the livingroom window sill in the form of fine saw dust. I can't explain that but no worries. I just call pest control and they treat the tree near that window where apparently they like to live and all around the exterior of the window. They show up every 2 or 3 years.

5. Silverfish.Yes. These insects will eat holes in your clothes. They like old books, magazines and the paper on the insulation in your attic. If you see them call pest control.

6. Chinch Bugs. They are in the lawn and during the summer will leave round, dead spaces in your lawn. Not everyone gets them but if you have a circular dead spot in your grass, treat for Chinch Bugs.

7. Scorpions. Buyer's are terrified of these and have heard horror stories. Yes, we have Scorpions in Texas but I've lived in Texas my whole life and never seen one.

DIABETES 5K WALK

The American Diabetes Association is having a 5k walk to raise awareness and funds for research? You probably know someone with Diabetes so to find out more visit http://www.diabetes.org/stepout.

AUSTIN WEATHER

It's true. You can acclimate to the heat in Austin. And this year it is hot! We have had over 45 days of 100 degrees or more and broken the record for the average summer high. That is when you average all the daily temperatures for the summer thus far, the total is the highest in history.

But don't let that prevent you from relocating to this great city. It's not always that hot. According to weather statistics we only had 2 days at or over 100 degrees last summer but I can't remember it getting over 96 degrees.

I relocate a lot of people to our area and one of the questions I get asked a lot is what kind of weather conditions we have and if there are tornadoes. I've lived in Austin for 20 years and here's my experience:

RAIN - We either have too much or not enough. The storms are huge but don't worry about it no matter how the news media tries to scare you with the weather reports. Don't play golf if it's lightening. Low water crossings flood. Our slogan is "turn around, don't drown." Sometimes lakefront property floods. The average neighborhood is unlikely to flood. The MLS sheets have an entry to alert you if a home is in a flood plain so you don't have to buy in one. The rain keeps our lawns green and the lakes full.

SNOW - I think it snows about once every 10 years. We do often have one good ice storm in a winter. It has been know to shut down the city. Northerners laugh at us because we don't drive on ice. Keep in mind we don't have snow tires or experience since it's a once a year happening. it's a good opportunity for the kids to get a day off school and maybe you can get a day off work.

DROUGHT - Yes we have that. Almost every summer. There are scheduled watering days for your lawn. The lake levels go down and they come back up. If you are not a farmer there will be little impact.

HURRICANES - We are pretty far from the coast. There has been some wind damage from hurricanes but nothing like living on the coast.

TORNADOES - Often there are tornado watches or warnings. The only tornado I can remember was about 10 years ago in a community named Jarrell which is north of Austin. I live near the northern boarder and still don't know where Jarrell is because it's too far north for my real estate connections.

HAIL - Yes, we have that. I've seen the results of large hail storms with ripped trees, down fences, roofing company signs in yards and dented cars but I've never had more than pea-sized hail hit my house in the 18 years I've owned it.

TEMPERATURE - It's hot in the summer and warm most of the rest of the year. We do have freezing temperatures from time to time. It seems like summer is 9 months and winter from December through February. If you like outdoor activities, this is a great place to be. Most of the time the weather is great enough to be outdoors and there are is always something going on.
