AUSTIN AREA MARKET STATISTICS FOR OCTOBER

According to statistics gathered by the Austin Board of REALTORS, there was a 6% decline in sales year-to-date .

For October from October 2006:

Homes sold is 1,772, down 15%

Median price is $180,000, up 3%

Active listings are 9,341, up from 7,947

REAL ESTATE SCAMS ON CRAIGSLIST

Be careful using and shopping on craigslist.

One scam I've encountered several times has occurred when I've posted properties for lease. I get an email from a "doctor in the UK" who writes in very poor English that he's coming to the US in two weeks and want's to rent my property. His financial person will contact me about sending the deposit plus extra money which I will then send on to him. Every email I get has a sightly different address and the "doctor" won't fill out an application.

On the ABOR Web site I just read about a scam where legitimate for sale postings are being duplicated as for lease posting by people who don't own the property but are claiming to be the owners. They take the applicants deposit and first month rent and the leasee will notget possession of the property or have anyway to get their money back.

Be careful divulging personal information. Consult a REALTOR.

WHAT FEES BUYERS CAN EXPECT TO PAY

As a home buyer, you need to know what to expect in terms of costs you will incur in purchasing a home.

You will not have to pay the REALTORS commission so use one. There are so many things a professional can help you with such as financing information, searching, negotiations and processes and procedures.

1. Earnest money - usually 1% of the offer price.

2. Option fee - about $200.

3. Whole house inspection - about $350 and up depending on the size of the home.

4. Termite inspection - about $75.

5. Appraisal - about $450.

6. Closing fees - from the lender and title company ares estimated at 3% of the cost of the purchase.

7. Other fees - depending on the terms of the loan, the lender may require prepaids.

8. Your downpayment amount.

HOW REAL ESTATE COMMISSIONS WORK

A potential client asked me to reduce my commission because his house would probably sell in 2 weeks. What a curious thing to ask. I'm thinking, if it takes longer than 2 weeks will I get more commission? If that's how it works, should I slow the marketing process so it won't sell as quickly?

The truth is I put all the effort I can into selling a house quickly. Most of the work I do is in the first 2 weeks and negotiating after an offer is submitted. Just as the home seller wants to be compensated for the work they do at their job, so the REALTOR® wants to be compensated for their.

I charge a 6% commission which I split with the buyers agent and then split again with Amelia Bullock Realtors plus I pay for MLS membership fees, conitnuing education and the marketing of a home. If you use my services to sell your home and buy a new one, I will reduce my commission on the sale of your home to 5%.

HOW A MORTGAGE PAYMENT WORKS

Generally, your mortgage payment consists of PITI - principal, interest, taxes and insurance.

If you choose to escrow, you allow the mortgage company to collect from you 1/12 of the annual taxes and insurance on the home every month as part of your payment. When the tax or insurance bills come due, the mortgage company pays those bills for you. Easy.

You may choose not to escrow and be responsible for saving and paying those bills yourself. During the year you could be collecting that money in an interest bearing account.

To decide which is best for you, consider whether you are the personality type to be organized and on top of it or if it's better to have someone else take over the responsibility for you. Just be sure to let your mortgage company know what your plans are at the beginning of the loan process.

According to the Austin Board of REALTORS, existing-home sales have dipped for the fifth straight month. The "fall-out" front he national mortgage troubles seems to be considered the culprit. It is still believed that the market is healthy due to a strong job market, income and population growth.

WHEN PURCHASING NEW CONSTRUCTION

In the Austin area, builders expect to pay your REALTORS® commission and usually won't reduce the price of the home by the commission amount although they may negotiate on the price. Ask your REALTORS® for help in negotiating the price. Remember, the friendly sales person in the model home represents the builder, not you. Take your REALTORS® with you. He/she is there to protect your best interests and guide you through the process.

Also, keep in mind that the property taxes are based on unimproved property (before the house was built.) Once you purchase, the property will be reassessed and the taxes will go up. Be prepared by saving enough to cover the shortage in your escrow account and the increase for the following year.

INFORMATION ON PAYING THE MORTGAGE

Rents are paid in advance and mortgages are paid in arrears. If you are buying a home, your first payment is not due until the 1st of the month after you've owned the house for one month. For example: if you close on June 20th, your first payment will be August 1st. It feels like getting a month free.

Mortgage payments are due on the 1st and late on the 15th. That doesn't mean you should wait until the 12th to send in your payment. To insure the highest credit rating, make sure your payments are in by the 1st.

To pay down your mortgage quicker, you may add $50 or more to each payment but be sure to write a separate check and mark it to be "applied to the principal. " The rule is that if you add $50 with each payment, you'll pay off your loan 15 years sooner saving a lot of money on interest.

Your mortgage company may offer a program that allows you to divide the payment in half and pay twice a month to pay down the loan fast. They charge small processing fees but you don't have to pay them extra fees and you can pay down faster at your own pace by using the method in the paragraph above.

First time home buyers: Did you know that the interest on the loan and the property taxes are tax deductible! Since most of your payment in the first 5 years is interest, that's a huge savings.

HOW TO SELL A HOME WITH PETS

Now more than ever this information is important because there are so many homes on the market, your home must shine above the rest to be noticed. Anything making it difficult for the buyer to imagine him/herself in the home will prevent you from getting an offer.

Crate them, board them or remove them at every showing. It shouldn't be the buyers or agents responsibility to make sure your cat or dog doesn't run out the door. And buyers can't see the condition or assets of the backyard with dogs in the back. Plus many buyers are afraid of dogs or adverse to cats and you're limiting your market by excluding these opportunities. This isn't my personal opinion about pets. I'm just being honest with you about how buyers react.

It appears we are experiencing a slow-down. I think all the bad press from around the country is effecting our market. We have a strong employment situation so I don't think prices will fall too far or for too long but we have way too much inventory and perhaps it's a market correction.

DON'T BUY THE MOST EXPENSIVE HOME IN A NEIGHBORHOOD

Have you heard this one before? It's true. Lower valued homes can pull down the prices and higher priced homes can pull them up. If you have the nicest home in an area, all the others will pull down your homes value. If you're somewhere in the middle, the nicer properties will pull yours up. Buyer's tend to prefer a moderate home in a nicer neighborhood than a high-quality home in a lesser-quality neighborhood.

ADVICE ON SELLING A HOME

In Austin, Texas there are too many homes on the market which look good for a buyer to consider a home that is not move-in ready. Unless you are looking for an investor, your home must appeal to a buyer as a place he/she wants to live. It also must appeal to the REALTOR® who is looking at the photos in MLS and deciding which homes to show.

As a REALTOR®, I scrutinize those photos. It's hot out there and gas is expensive. I don't want to waste my buyers time or mine looking at homes that don't cut it. Clean, repair, remove and stage! And clean again.

P.S. No longer will a carpet allowance do. Replace them.

Curb appeal can make all the difference when a buyer drives up so here are a few ideas:

• Trees have a lot of appeal and cut down on energy costs. When Kiplinger published the 25 best ways to invest $1,000, buying a big tree was at the top of the list. Remove dead trees and be sure to prune your trees so they look their best.

HOW TO BROADEN THE APPEAL OF YOUR HOME


Here are a few tips:
• Make a list of things that would appeal to you as a buyer like fresh paint and do what you can.
• Use a rooms features, such as a fireplace, to capture a buyer’s attention.
• Remove extra furniture so the spaces fell larger.
• Remove personal things like refrigerator magnets and collectibles.
• Clear surfaces in bedrooms and bathrooms so they are less personal.
• Consider hiring a professional to improve visual appeal. The fee charged by a “stager” can be worth it if the changes bring a quicker offer or a higher sales price.

THE HOMESTEAD EXEMPTION in TEXAS

The January after you purchase a home, you may apply for a homestead exemption.

It will reduce your property taxes by about 12%.

I always mail them to my new buyers in January but you may go on the county appraisal Web site and print one out. You may get mail from companies offering to do this for you for a small fee but it doesn't cost you anything but the stamp and the application is easy to understand - name address & signature.

Understanding Home Ownership and Capital Gains Tax

If you have lived in your home for 2 of the last five years of home ownership, you may not have to pay any capital gains tax. For single homeowners the limit is $250,000 of gain and for married homeowners the limit is $500,000.

The gain is the difference between what you paid for the home and what you sold it for.
