How Much Should You Spend on a Home

In the book Stop Acting Rich. . .And Start Living Like a Millionaire by Thomas Stanley, Ph.D. there are some interesting statistics about the price range value of homes in which millionaires reside.

403,211 millionaires live in homes valued at $1 million or more.

1,138,070 millionaires live in homes values at $300,000 or less! 90% of millionaires live in homes valued at $1 million or less. Did you read The Millionaire Next Door , a book about how the average family next-door is often a millionaire who has managed their money well and not spent it all on consumables.

As I advise my clients - don't buy the top dollar you can be approved for. When buying a home, it's a good idea to save something for other things in your life like home maintenance, vacations, education and unexpected circumstances. You'll feel less pressure when you have something left over at the end of the month or if your financial situation changes.

When you decide on what size home you want, keep in mind that a larger home requires a higher utility bills and higher costs in maintenance, home improvement and product replacement because of the extra size.

October, Breast Cancer and Me

Coincidentally, it was in October that I discovered I had Breast Cancer. That was in 2006 and today I had another of many successful checkups with my Oncologist. I was really lucky. No I did not catch it early but I did catch it in time. My doctors were great, I was determined and today I am Cancer free.

Cancer is a disease that affects both men and women and the statistics are devastating. There is still so much unknown about Breast Cancer and I don't know if I inherited it from my Mother who had it, if it's because of my ethnic background ( Ashkenazim Jew), if it was the hormones in the meat I ate, the birth control pills I took or the plastic in the water bottles.

We must all be more careful about our environment for many health reasons and we must also be conscience of our health. I found my Cancer through an irregular self-breast exam. It had been 13 months since my latest mammogram and I wasn't good about the monthly self exams you are supposed to conduct. Thankfully I did check and after 7 surgeries, 6 rounds of intense chemotherapy and 33 radiation treatments, I'm alive and well.

Most of you know someone who has had Breast Cancer. Perhaps you have. My mother, 2 of my clients, 3 people in my office and countless relatives of friends that I know have. I didn't think it would be me. My Mother was only 39 so I thought I had passed the risk zone since I was 54 but there it was.

We don't yet know how to prevent Breast Cancer but early detection is key to surviving. Please do your monthly self exams and if you don't know how, ask your doctor.
By the way, my Mother is now 82 years old and my goal is to live to be 100 years old. Oh, I'll probably still be selling real estate too.

The House Must Appraise

If your buyer is obtaining financing! Oh sure there are other options. The buyer could pay the difference in cash or the buyer and seller could split the difference but NOT in today's market.

This is a buyer's market.

The purpose of an appraisal is to ensure the buyer doesn't pay more than the property is worth. Would you pay more than a home was worth?

The lender won't. The lender wants to make sure that the house is worth the sales price because if the buyer were to default on the loan, the lender wants to make sure they can recover their loss.

The buyer won't either. Buyers want to know that they are making a GOOD investment. One that will appreciate, build equity and supply the most money possible when they sell.

In addition, if it's an FHA buyer (and because of the recent changes in the lending rules that's what most first-time homebuyers will be because of the low downpayment requirements - 3.5% ) that appraisal will remain on the FHA records for 6 months.

In a sellers market or if the property is especially desirable a buyer may be interested in paying more than appraised value but that buyer must have the cash for the difference because the lender won't make a loan for more than appraised value minus the downpayment.

The appraisal prosses is designed to protect the buyer and the lender from over paying for a property.

Austin Area Market Statistics Made Simple. The Austin Board of Realtors compares the information with the same time period of the previous year. The following statistics are for the month of August 2009 compared to August 2008.

ACTIVE LISTINGS: 9,555 down 8%. The reduced inventory is a good thing.

SOLD : 1,793 down 10%. Demonstrates our market has not declined much compared to other areas.

MEDIAN PRICE: $189,000 down 4% area wide. Another indication that the market has not declined much.

New Driving Laws in Texas - No Cell Phones in School Zones

If you haven't heard, in Texas it's now against the law to use your cell phone in a school zone unless you are using a hands-free device or you are stopped. exempt are drives making emergency calls to emergency responders such as EMS, fire department and law enforcement. The fine is $200 and signs are being posted this month.
BE CAREFUL OUT THERE!
Other road rules that went into effect on September 1:
• ALL car passengers must wear seatbelts no matter their age.
• Children under 8 must use a booster seat unless they are more than 4'9".
• Teenagers must pass a driving skills test AND a written test to obtain a driver's license.
• Penalties have been increased for those driving with a suspended license or without insurance.
• Motorcyclists must complete a certified training course and cannot carry passengers under 5 on the bike.
• Those suspected of drunk driving with a history of DWI cannot refuse a blood test by law enforcement.
• Golf carts cannot use public roads unless on a beach, driving to a golf course or on roads with posted 35 mile per hour sign.
• New residents to Texas may drive for 90 days before obtaining a new Texas drivers license.
• Parking violation fines at the state Capitol have increased to $25.

More Experiences in Protesting Taxes in Williamson County

This time I did a two-for-one. I met with the Williamson County Tax Appraiser to talk about two properties I have in the same area of about the same age and size. I thought it would be a slam dunk but regardless of your evidence and reasoning, the appraiser will come up with his own. I thought I had plenty of experience because I had previously protested three assessments this year but the county appraiser argues more than that in an hour.

I was able to get the taxes reduced on the second property but not the first. Still, I think it was worth it because I have been successful with four out of five protests.

Having access to MLS, I was able to find four good comparatives that worked for both properties which were only blocks apart. In a previous protest the appraiser wanted to use comparatives which were not as close in proximity to the subject property as the ones I had. They argued that the properties they were using were within the allowable range. This time, on property number one, they argued that their comparatives were in closer proximity to the subject property and therefore mine were not as valid.

For property number one they had assessed a value of about $155,000 and as I a REALTOR with a lot of experience in that neighborhood I know I couldn't sell it for more than $145,000 - although I wish I could. The appraiser told me his comps could price it as high as $174,000. What!!?? I could not argue him down.

Then we discussed property number two. Same appraiser, same comps, similar size, similar age, only a few blocks from property number one. Now I had him because my comparatives were closer to property number 2 than his and that was the argument he used for property number one so I was able to get the value on property number two reduced about $10,000. Yea!

One of the reasons it helps to get those values reduced aside from the obvious of reducing your taxes is that the county may only increase your taxes by 10% per year, so when values start going up again, and they will, your property will be starting from a lower tax base.

All outdoor water use is prohibited between the hours of 10am & 7pm except with a handheld bucket or hose equipped with a shutoff nozzle.

More About Protesting Your Taxes - Buyer Beware

Have you received letters in the mail informing you that your property taxes are too high and offering to protest on your behalf and get your home evaluation, thus your property taxes reduced? Mee too.

In fact, a company out of Houston sent a comparative market analysis showing homes in my nieghborhood with the prices for which they sold to demonstrate that my evaluation was too high.The Houston company used very clever marketing with what looked like a handwritten note. Since I have 5 properties, it was humorous to see the exact note on each correspondence.

Out of curiosity, I researched on our MLS the properties that were listed on the comparative to see what the true story was. Did they really sell for those lower prices, did they really exist? What i found was that the homes did really exist and they did really sell for those lower taxes - in 1995,1996 and 1997!

To me this represents FRAUD. This is just a note to recommend that if you choose to hire someone to represent you in lowering yur property taxes, make sure they are a reputable company. Get a referral from someone or check them out with the Better Business Bureau.

Watering Restrictions - Austin

In Austin, we have been experiencing an incredible drought. Our house has a small front yard with a big tree in the middle so our grass is only suffering around the edges. Our neighbors tree died and now her grass is fried. If El Nino (the weather condition in the Pacific which usually brings a lot of rain in the fall) doesn't bring us rain this year, I think we may have to reconsider the concept of grass as a landscaping option. After all, Texas once experienced a 10 year drought.

Starting today, the city of Austin is implementing a mandatory watering restriction schedule. Violations will be fined starting at $400 for each occurrence.

For single family homes: Odd numbered addresses water on Saturday and even numbered addresses water on Sunday. That's right - only once a week! Best of luck. With temperatures exceeding 100 degrees almost every day, I just don't see how we can keep our grass alive.

In addition there are time restrictions: With automatic sprinkler systems you may water ONLY between midnight and 10a.m. With hose sprinklers and soaker hoses you may water between midnight and 10 am and between 7pm and midnight on your day only. With a hand held hose, you may water any day.

Also consider other water conservation ideas like washing your car less often, turn off the water while brushing your teeth, fill the kitchen sink with water to wash dishes instead of letting the water run. If you have other ideas, please share them here.

3 REASONS THIS IS A GOOD TIME TO BUY A HOUSE

YES! This week I've met with three different potential first-time homebuyers. They all seem to feel insecure about whether it's a good time to buy and if it's a risk they want to take. That's understandable after the chaos that has struck the real estate industry.

The good news in the Austin area is that our market has not suffered as much as other areas and according to everything I've read, we a poised to make a market come back before most of the other markets as well. In May we had under 10,000 homes for sale which is less than in year 2000.

3 REASONS TO BUY A HOME

1. To have control over your own environment. To be able to paint a room, have a yard for your pets or kids, be further from your neighbor than a thin wall and be able to control your monthly living expenses.

2. For the income tax deduction. Your mortgage payment is comprised of your principal, interest, taxes and insurance payments combined. Most of the cost of your mortgage will be the interest you pay on the loan and your property taxes. Those two expenses are deductible from your income for the purposes of paying your income taxes. That should be enough reason to own a home but there is more.

3. To build equity. Yes, I know that some people were caught owning more than their home was worth and that's unfortunate. Done correctly that can largely be avoided.The two biggest ways to assure your homes value is to make a reasonable downpayment and plan to keep your house for 5-10 years. Over time the market dips and always returns to a higher position.

3 REASONS THIS IS A GOOD TIME TO BUY

1. Home prices. Home prices have gone down over the last couple of years and are expected to rise again. Buy now while they are low.

2. Interest rates. Interest rates have been historically low. Take advantage of low interest rates.

3. First-time homebuyer $8,000 tax credit. If this applies to you, this is a huge advantage. You must be a first-time homebuyer and the deadline is December 1.

Protest Taxes in Williamson County

This year I got a bee in my bonnet and decided to protest taxes on all my properties and my daughters as well. We all know that the market has plummeted although not as much in Central Texas as other places across the country. I figured it was worth my efforts to try to reduce my tax liabilities so I started by filing a written protest. The counties (Travis and Williamson) sent me adjusted property values that were lower than the original value and appointment dates to come speak with them if I wasn't in agreement.

Last week I went to the informal hearing at Williamson County Appraisal District to protest the taxes on my homestead and my experience was different than the one I had in Travis County. I was told that the improved features in homes was not included in the tax appraisals.Only exterior improvements like pools, decks, etc could increase or decrease the property value. If the homes in the comparatives that the county used had interior upgrades that my home did not, that information could not be used to lower my taxes. Although the county appraiser was willing to use the comparatives from homes that I wanted included in the analysis, the plan was to use 5 homes as compatibles and I had only brought 3 so they chose 2 of their own. The county appraiser didn't agree with me about my reduced value but he did agree to reduce my value even further than offered in the written proposal. I was satisfied so I accepted.

The following day I was back at Williamson County Appraisal District to protest the taxes on my daughters home. I thought I had it made because since her home is right next door to mine, similar size, upgrades, same age and same builder; it made sense that the price per square foot should be the same. The appraiser said "no." Since my daughters house is 75 sq.ft and only 75 sq.ft. smaller, I was told that the price would be higher per square foot.

I went to the formal hearing before the review board to argue my point.

The review board is comprised of three private citizens who have been chosen to hear the protests. I sat at a table opposite the three and next to a representative of the county. I explained my reasoning, the county representative explained hers, the review board determined the value county appraiser has assessed was correct and that was the end of that.

It was worth the effort to get the taxes reduced. They did agree to reduce my daughters taxes further than the original proposal. They just didn't agree to reduce them to the same as mine.

So far I have successfully reduced the taxes on my investment property in Travis County, my home in Williamson County and my daughters home in Williamson County.

Another Successful Closing - Shirley

Something that makes my day is when I can help someone find their dream home. My buyer, Shirley was relocating to the Austin area for work and wasn't sure she could quickly find a home that would satisfy her needs. After listening to her describe her dream home, I was able to present her with a few options. She chose a new build that was only 15 minutes from work and a straight shot down the highway to her sisters or up the highway to her sons home in Dallas. According to the Pew Research Center, more that three-quarters of adults born in Texas still live there making it the number one "sticky" state.

Other interesting facts show that Alaska only has a 28% retention of original residents.

Nevada attracts 86% of it's population from other states.

Only 19% of the population of New York are relocation.

And California which has a reputation for attracting people is 28th on the list of state that actually do.

Shooting for the Moon - Placing the US Flag on the Moon

Planting the US Flag on the Moon - That's Some Real Estate!

It's the 40th anniversary of Neil Armstrong's walk on the moon. Do you remember where you were? Many of you may not have been a conception but I remember that afternoon very clearly as the astronaut Neil Armstrong planted the United States flag firmly in the soil of the MOON.

I was sitting in my grandmothers den watching the event unfold on the evening news ( live TV had not been introduced at that time) and annoyed that my friend was late picking me up. It was the summer before my senior year in highschool and my parents had moved to Houston. I was angry that I would miss my senior year with the friends I had known all my life and asked to stay with my grandparents for the summer. That evening I had been invited to a slumber party and couldn't have cared less about the historic event unfolding on the TV and yet I remember it all very clearly.

Several years ago I was privileged to hear Neil Armstrong speak. It was at a Brian Buffini event in Las Vegas. Were you there? Five thousand REALTORS were. The entire event was a great experience and my first time to Las Vegas which was spectacular fun but I went just to hear Neil Armstrong. This time I was prepared to pay attention. Apparently he didn't do public speaking until that time when Brian Buffini convinced him to. He seemed an incredibly humble man for someone who was a space pioneer and it was well worth the trip to see him and hear him speak. Did you know that Apollo 11 went to the moon and back with a 65k computer! That's all!

Protesting Property Taxes in Austin

As the Travis County Appraisal District (TCAD) started their process of appraising properties I published a Blog with their calendar information.

Then I published a small Blog about protesting. I own properties in Travis and Williamson Counties so I plan to Blog about experiences protesting in both counties.
Protesting Your Property Taxes in Austin

Since property values have diminished over the year, I decided to protest. First the county sent me their evaluation on my property value with an opportunity to protest in writing which I did. After looking at the recent solds (the county determines what the property value was on December 31 of the year in question which in this case was 2008) I determined that the county had over appraised my property and I filed the form of written protest.

Then the county sent me a letter reducing my property value by a small amount along with information on 5 homes to which they were comparing. It seemed great that from my written protest they had reduced the value but I researched the homes that they were using as comparatives and found that 4 of the 5 where not true comparatives. As an example, one of the properties stated in their information that the house had $44,000 in remodeling upgrades and improvements of which my property had none. Therefore, I decided to attend the informal protest.

This morning I went to the informal protest and learned about the TCAD system. Some of the issues I encountered were as follows:

1. One of the comparatives they had provided was from January of '08. That is an entire year earlier. That was even before the market crash and should not have been considered a fair estimation of value. I was told TCAD could use sold homes from January 1 through February of the following year. Good to know when the market starts to go back up.

2. In Texas, the price you paid for your home is not public information so even TCAD doesn't have it unless you tell them - or someone else does. So, when I printed out my multiple listing system (MLS) sold sheets, I blacked out the house numbers. It seemed to me that it was the right thing to do to protect the other homeowners. After all, the MLS sheet provided all the information on a legitimate sheet from a computer generated system. The TCAD agent told me that they couldn't use the information without the house number. In other words, I had to provide the address to benefit from the information. I didn't have it, but the MLS sheet does have the legal description on the page so the agent was able to look up the house address.

3. The main reason I took the MLS sheets was because they contained pertinant information such as the house had $44,000 in upgrades so a true comparative would have been to reduce the sold price by $44,000. The agent told me that he couldn't make any adjustments in the system. What! How is that a fair comparison?

Next I'm going to the formal hearing. I'm determined to get those taxes reduced. I'll keep you posted. Please send your comments.

Making Buyer's Happy - Finding that Dream Home

One of the things that make my job so fulfilling is when I help a seller sell their home and a buyer find something they want.

As an Accredited Buyer's Representative in the Austin area, I relocate a lot of people and recently I had the pleasure of helping Shirley find a new home. When we first started the process, Shirley was living in corporate housing having unexpectedly been offered a job that required her immediate relocation. She wasn't sure whether to lease an apartment for 6 months or buy something. She wanted to move quickly.
Corporate housing was very temporary.

One of the things I really pride myself on is the ability to identify what the buyer wants and needs. Usually a buyer will tell you what they want but after the first outing at which time we look at several homes, I find it easier to really pinpoint what will make the buyer happy.

The first time out with Shirley, I observed her reactions to homes and their features. I listened carefully to her comments and the second time we looked at property, I nailed it. She found 3 she was interested in and one she loved. She settled on a spec home built by Highland Homes. It was ready to go and everything she was looking for - close to work, one-story, an office and very upgraded. Over the phone I negotiated for them to replace the carpet in the dining and living rooms with hard wood and of course the price came down considerably. She should be moving in a couple of weeks.

Anniversary of Trip to France

One year ago, we took a trip to France to participate in many celebrations commemorating an incident where two airmen (my husbands uncle James Scott and Gerand Allen, crashed into each other over the small village of Connerre in 1945 during WWII. After listening to the eyewitness accounts it sounded as though Scott was fired upon and injured or killed causing him to send his plane straight up clipping Allens plane. They were flying air missions to prevent the Natzis from transporting men and artillery to Normany. Scott was killed but Allen parachuted out and was rescued b the terrified villagers who helped him get to the French Resistance unit hidden in the woods until the American soldiers came through. The village of Connerre wanted to thank the families of these two brave men for helping to save them from the Natzis. It was a fantastic experience and among all the friends we made were the sister and son of Allen who it turns out live only 30 minutes away.

We got together for an anniversary party and here we are: Doug, John, Katherine, Me and Elle.

If you are from Texas, you can appreciate the beauty of the desolate landscape. It's all about the big sky. Texas is so large it is very diverse. From the coast on the Gulf of Mexico to the mountains along the Rio Grande River on the Mexican boarder, the sky is always big.
This photo was taken at what we call "the farm" even though no one has farmed it for over 60 years. My husband is the 4th generation to own this land and we lease it to a rancher who runs cattle on it sometimes. We used to spend time fishing and picnicking on it but it's very hot in the summer and very cold in the winter.
family farm My husbands great grandfather owned this land and divided it up among all his children. The others sold theirs but John Pike kept his and tried to farm the rocky soil. There are great stories of Indians, Jesse James and oil speculators. They never found any oil. My mother-in-law was born on "the farm." The house was moved to town in the 50"s so the only buildings are the old barn and the new barn. The new barn is about 100 years old.

Austin Area Demographics

The demographer for the City of Austin, Ryan Robinson, has complied a list of the top 10 demographic trends:

1. No demographic group comprises more than 50% of the Austin population.

2. There is a decline in the percentage of families with children living in the urban core of Austin.

3. The African-American population of Austin is declining and is expected to continue to decline.

4. The steadily growing population of Hispanics could outgrown the Anglo populationin Austin in the next 25 years.

5. The Asian population has experienced significant growth in the Austin area.

6. African-American Austinites are moving into the suburbs as well as throughout the greater Austin area.

7. The Hispanic population continues to congregate in the southern east side of Austin.

8. There is more disparity between the affluent and less-than-affluent in Austin.

9. Indigent health care is a growing problem in Central Texas.

10. Urban sprawl is a continuing trend in the Austin area.

The unemployment rate in Austin has dropped with new jobs being created in the government, education & health services and leisure & hospitality industries.

Another Successful Closing - Bundoran


Kelly and Jim are moving today into their beautiful home in Avery Ranch. It was an easy decision for them to make when they chose this home because it was clean,beautiful maintained and in a neighborhood with great amenities plus an easy commute to work for them both.

Here is an added story for my friends Dale and Frank and any other of you who are Vets: We were the first offer in but in the end there were 5 offers on this house. During the final walk-thru, Jim asked the seller why they had chosen his offer. The answer was that Jim was a Vet and the sellers wanted to show their appreciation. Itbrought tears to my eyes and made the day brighter.

Color Your House - Paint Choices

According to color experts and experienced REALTORS®, the color choices you make when painting your home can have a positive effect on the saleability. There are four areas that are the most distinguishing to a buyer - the front door, the living area, the kitchen and the master bath.

The Front Door. The entrance of your home is the first and last impression that the buyer will have. Most importantly, make sure it's clean! It's helpful to have a large colorful plant at the entrance. Choose the color of the door carefully. It needs to be something that will stand out from the house and draw attention to it. For instance, a light colored door on a light colored house gets lost in the picture. Unusual colors like purple are a deterrent to many. Reds and other warm colors have the most appeal and are inviting.

The Living Area. White walls were once thought the perfect blank slate for the buyer to paint the color they desired. Now white seems a harsh backdrop; unwelcoming and incomplete. Choose a mid-range valued color which will punctuate the architectural details and give a finished look to the room. If you are unsure which colors to use, visit model homes in your area to see what professionals have chosen.

The Kitchen. As is a gathering place for family and friends, this room should project warmth and comfort. Colors like gold, terracotta , sage green, banana creme or coffee are appealing choices.

The Master Bath. Because of the reflections from the mirrors in a bathroom, the colors should be complimentary to anyone reflected in them. Many buyers are attracted to the idea of a bathroom as a spa so use mild colors to reflect a peaceful place like peaches, beiges, tans or pale blues.

Protesting Property Taxes

It seems as though the county tax appraisers are usually behind the curve when property values start declining. As this has been the case, it's important to make sure that you are not being taxed for more than you home is valued. In April, you should receive notices from the county appraiser with an assigned value to your home. If you believe the value to be high, you should protest.
In Texas, taxes are paid in arrears. In other words, you will pay your property taxes for 2009 at the end of the year. However, since the taxes are for 2009, the appraiser is only interested in the value of your home on January 1.

The best way to determine the value of your home on January 1 is to ask your REALTOR for help. In Texas, sold prices are not public information and very hard for the average consumer or even the tax appraiser to obtain but REALTORS do have access to this information through the MLS and can prepare a comparative market analysis for you to take to the protest.

When you receive your notice of valuation from the tax appraiser, you will also receive information on how to protest this evaluation. Basically, you file a protest, they will send you a notice to make an appointment to discuss your homes value with an appraiser, you will meet with an appraiser and remember to take your comparative market information with you.

Hopefully, you will be able to resolve the conflict at this meeting but if you cannot achieve a satisfactory agreement to reduce the valuation of the home you may request to appear before the Appraisal Review Board to protest further.

Property Tax Appraisal District Calendar

Since the valuation of your home by the county tax appraiser will effect the cost of owning your home, it's important to know what's going on. Below is the schedule of events for Travis County Appraisal District:

Jan1 - All residential properties are appraised according to their value on Jan1.

January - March - County appraisers analyze the market and determine a value of every home in Travis county

Early April - The appraisal districts mails to homeowners notices of determined home value with information on how to protest.

April - May - Homeowners may file protests with the Appraisal Review Board.

June 1 - deadline for protest requests

July 27 - The appraisal district provides information on property values for each area

August - September - Cities, school districts and other tax districts like MUDs and PUDs set their tax rates.

September 29 - Tax rates are finalized

October 1 - The tax assessor mails the tax bill

The Benefits of Homeownership

Often I have a conversation with home buyers about the return on their money related to homeownership and it's such an important computation for prospective homeowners to understand so here is some valuable information to help you determine if buying a home is a good investment.

According to the National Association of REALTORS a homes value appreciation average 4.5% annually.

That's sounds like an acceptable rate of return but it gets even better. Since you are unlikely to be paying cash for your home the actual investment is the amount of money you invest (your downpayment.) To explain in simplified terms let's say the house cost $100,000 and you put down $10,000. In an average year, your home has appreciated to $104,500 but that's not of a $100,000 investment. That's of a $10,000 investment. In other words, in one year your $10,000 has grown to $14,500!

Just as important is the tax savings. Your mortgage payment is made of principal, interest, taxes and insurance (PITI.) Of that payment, the interest and taxes (which represents most of your payment) are deductible from you income tax providing you with a great tax deduction.

Austins Traffic Report

Austin is such a great place to live and I usually hear people raving about all the wonderful amenities Austin offers. Occasionally I'm asked what people complain about and there is only one thing - traffic.

It was no surprise to me to read that according to the Texas Transportation Institutes biannual Urban Mobility Report, Austin ranks highest in traffic congestion of all Texas cities with a population less than one million with reports of 70 cars a day being added to the roadways.

Below are traffic statistics from the US Census Bureaus 2007 American Community Survey:
85% of Austinites drive to work in a car, truck or van
72% drive alone
13% carpool
5% use public transportation
5% work at home
3% use taxi, motorcycle, bicycle or other means
2% walk

Lead-Based Paint and Your Home

Prior to 1978, latex paint didn't exist and we didn't know that lead-based paint was hazardous to your health. Now that we know, any home built before 1978 must disclose upon sale the possibility of lead-based paint.

The federal government has made it all very easy for us by providing an Addendum for Seller's Disclosure of Information on Lead-based Paint which must be signed by the buyer and seller previous to the sales contract and the pamphlet Protect Your Family From Lead in Your Home published by the EPA which explains how lead can get into your body, what harm it causes and how to protect yourself.

Also, if you are considering renovating a home that was built before 1978 there is a publication Renovate Right to help you avoid any harmful mistakes.
Be sure you understand the risks and preventative measures you can take if you live in or considering purchasing a home built before 1978.

Competing Offers on Houses in Austin

What's a buyer to do?

Yes, it's true. I had sent the offer to my buyers so they could sign the offer and as we were on the phone discussing it, the other REALTOR called to say she had another offer coming in. Wow! Did I see that coming? Yes I did.

The house my buyers have their heart set on is owned by a REALTOR and in the popular community of Avery Ranch. When it comes to selling a house, a REALTOR knows what he/she is doing. This house was very clean, beautifully staged and priced RIGHT. It had only been on the market 5 days.

What did my buyers decide to do? There is no way you can predict how the other buyers will respond. Upon hearing there is another offer, they may decide not to get involved in a "biding war." However, they may offer full price or higher. We decided to increase our offer. Wish us luck.

Oh, and by the way, this is the second time in 3 months I've experienced competing offers. Do you think there is a change in the market?

Texas Bluebonnets


It's wild flower season in Texas. The Bluebonnets cover large expanses of land and are the Texas State flower. Many people from Texas believe it is against the law to pick a Bluebonnet but that is not true. The law is against stopping on the state highway to pick Bluebonnets.

Lady Bird Johnson loved Texas and was responsible for many wonderful things our state has to offer and especially in the Austin area. The Lady Bird Johnson Wildflower Center is dedicated to educating people about the environmental necessity, economic value, and natural beauty of native plants. Anytime is a great time to visit the Center but now is when the wildflowers are abundant.

Repercussions of the Short Sale

Mike said it best in a recent blog about about the financial responsibility of purchasing a house and the consequences of a short sale. It may be too late for some but moving forward, remember when you purchase a house you are signing legally binding agreements. Make sure you can honor them.

Often, sellers think that sending house keys to bank will satisfy their obligation. It will not. When the borrower closed their loan they signed two documents; first, "A Note" which is a promise to pay and second "The Mortgage" offering the home as collateral.

These are two different documents; the loan is a promise to pay the FULL AMOUNT owed or amounts if you have multiple notes/loans. The MORTGAGE, allows the bank to seize the asset, BUT it does not allow forgiveness if the asset is worth less then the note. The bank can and most likely will at some date try to collect the difference. They can hire collection companies, attorneys and even garnish wages. The bank can also 1099 you for the charge off and put a foreclosure on your credit record.

So to walk away is just a short term solution to a much larger problem, a band-aid for a bullet wound. Before your client puts those keys in an envelope, have them seek legal advice and review the many other options like Short Sales, Loan Modification, Repayment Plans and/or Deed in Lieu.

Tips for a Greener Home

Here are some quick, easy and inexpensive ways to make your home greener.

1. Look for the Energy Star. The federal government has a program that rates the energy efficiency of products. Choosing these products may lead to a significant savings in energy and expenses.

2. Switch to CFL. Compact florescent light bulbs (CFL) use up to 75% less energy than incandescent bulbs. Replacing incandescent bulbs with CFL wherever possible will make a huge difference. Yes, I know they cost more but we replaced all of our bulbs and our electric bill went down $50 a month. It was well worth it.

3. Reduce the flow. Switching to low-flow or adjustable flow showerheads and low flow toilets will reduce the amount of water you use plus the cost of heating the water. Turn off the water when brushing your teeth. there is no reason for it to run.

4. Turn off the power strip. Did you know that even when an electronic device is turned off it is still using energy? If you plug your electronic devices into a powerstrip with a master switch you can turn off the master switch when you sleep or are out of town and save about 15% of your household electricity.

5. Turn it down. By turning your water heater to 120 degrees F you will cut your water-heating energy consumption. Try it and see if it works for you.

6. Seal it up. Cool air and heat may be escaping from cracks around your windows, doors and even the electrical outlets. It's inexpensive to seal it up with chalk, spray foam or weather stripping and will cut your energy usage and costs as well as save you money.

Remodeling and Home Improvement

You should be happy in your own home so if you want to update, upgrade, remodel, add on or redecorate, enjoy the results.

 It's sometimes necessary to make improvements if you are planning on selling a house so that you will be competitive in the market. When it comes to making decisions about which improvements to make, you should consult a REALTOR because REALTORS are in the market place every day and know what buyers want and what they will pay.

According to a study by Remodeling magazine, exterior home projects bring the biggest return on investment.
80% of costs are recovered on wood deck additions and siding replacement
76% were recovered on window replacements
76% were recovered on major mid-range kitchen remodels
79.5% were recovered on minor kitchen remodels
74.4% were recovered on mid-range bathroom remodels

Home offices, Sunroom additions and backup power generators were the least profitable.

Did you know that 4 in 10 people have never left the town in which they were born? According to a survey by the Pew Research Center, most people move for economic opportunity and those that don't make their choice based on family and other connections.
3/4 of college graduates move at least once.
38% of Americans surveyed don't call their current habitat home
26% consider "home" the place where they were born
22% call home the place where they currently live
18% call home the place they lived the longest
15% call home where their family originated
4% call home where they went to high school
57% have never lived in another state
37% have never lived in another town

What Home Buyers and Sellers are Thinking

The 2008 Texas Profile of Homebuyers and Sellers conducted by the National Association of REALTORS® is based on 510 responses from Texas buyers who purchased between July 2007 and June 2008 and from those buyers who had also sold a home revealed some very interesting information about homebuyers and sellers in Texas.

32 is the average age of first-time homebuyers
$69,200 is the median income of first-time homebuyers
16% of homebuyers are single women
7% of homebuyers are single men
66% of homebuyers said they would definitely use the same agent again
44% said that commuting costs were very important
89% were born in the United States
81% said their real estate agent was a useful source of information
68% of buyers interviewed one agent
28% said that an agent's honesty and trustworthiness was the most important factor in their choice
28% of sselelrs were in their home 3 years or less
33% of buyers found their home through their agent
63% of for-sale-by-owner sellers said they would use an agent the next time
8% of sales in Texas were short sales
