Urban Assault Ride - Austin

Sunday, June 26, 2011

Fiesta Gardens (2101 Jesse East Segovia Street), and Multiple Austin Locations

The Urban Assault Ride™ is the biggest bicycle scavenger hunt series in the nation! Here's how it works: You and your teammate will set out on a city-wide quest for 'checkpoints' on your favorite two-wheeled steeds. At each checkpoint, you'll drop your bikes and complete a funky/adventurous obstacle course, then remount your bikes and hit the streets for more. The goal is to complete all the checkpoints in the shortest amount of time. You choose your own route and checkpoint order. This means that the most clever are often the victors. Of course, it may also help if you can pull a mean big-wheel powerslide and fly across an inflatable slip-n-slide ;) After your pedal-powered adventure, your team will cross the finish line and enter a massive celebration of New Belgium beer, bikes, and big wheels. The after party is just as much fun as the ride itself, thanks to the craziest raffle prize contest you'll ever experience. Pick a partner and we'll see you there!! Benefitting Austin Ridge Riders and Yellow Bike Project. Online Registration: $40 - $60/person

How to Choose a Home Location

trafficWill rising gas prices make a difference? Perhaps it should, but the reality is that sometimes living closer to work isn't an option. Most often the reason a buyer chooses a home location is a combination of price and aesthetics.

For instance, if you work in downtown Austin you will be paying a premium price to live there; upwards of $250/sq.ft. In Austin, the closer you are to the downtown area, the more expensive the houses are because the more aesthetically pleasing the area is.

Downtown and near downtown is highly desirable because of the proximity to work areas, popular older homes, eclectic atmosphere, shopping, walkability and parks.

If you are single or a couple without children you may be able to find an affordable condo but if you have a family you are more likely to look in a suburban area where you can buy a bigger house with a yard and kid friendly environment starting at $86/sq.ft.

On the flip side, you may work in an area where housing is inexpensive and your salary and lifestyle are more affluent. In these circumstances a downtown highrise may be appealing or a lot of square footage on a large lot with a pool with perhaps a view of the hill country, lake or downtown is what you will seek. You may choose to live away from the hustle and bustle of an urban location and prefer to have a mall nearby.

Although gas prices are going to continue to rise, the need to buy something that matches your lifestyle and pocketbook will be prime motivating factors in selecting home location. Afterall, it's your home and must suit your needs.

UNDERSTANDING HOME BUYERS AND SELLERS

If you are a home buyer or home seller, it may be an advantage to know what to expect from the other party.

For instance, Most Texas home buyers are married couples (62%) but the second largest group is single women at 19%, while single men make up 11% and unmarried couples only 6%.

Homes in Texas sold for an average of 97% of the asking price.

Most Texas homebuyers compromised on price than any other feature.

87% of homebuyers research on line.

Most valued asset home sellers sought from REALTORS was help pricing the home.

The most valued skill of a REALTOR is honesty and integrity.

My Real Estate Investing Strategies - entry 2

The tenants moved out and next we need to get a commitment from someone who wants to move in and take care of some maintenance.

The longer tenants stay in a property, the more profitable it is because when a property is vacated, you must at minimum have the locks changed and the carpets cleaned. Usually there is maintenance, lost income, advertising and utilities to pay.

These tenants were in the property 4 years which was great. Yesterday my husband and I went in to the vacant house to make a list of what we needed to do.

Since the carpet was over 10 years old, we intended to replace that and we like to make improvements as we go so we were planing to put tile in the entry, kitchen and both baths. In addition, the master bath tub was a cheap fiberglass with a repaired crack and we wanted to replace it with a tiled walk-in shower. There is a tub in the guest bath.

The lease specifically states that MOVE OUT condition requires the property be left clean and in the same condition in which it was at move-in with the exception of normal wear and tear. Normal wear and tear is defined as without negligence, carelessness or abuse.

We shouldn't have been but we were surprised to see how dirty the house was. Dusty grim covered the ceilings, walls, window sills, blinds and baseboards. I'd say 4 years of dirt. We have our work cut out for us.

Read future entries for how we handle make-ready, improvements and repairs as well as replacing the tenants.

Another Successful Closing - Congratulations Jennifer and Jonathan!

My first closing as and Independent Broker. How exciting! It was touch an go for a few weeks because as often happens, there was a problem. I've learned from experience that it usually works out so when the title company called I was prepared to be optimistic.

I was representing the buyer and the problem was the sellers ex-husband. Although the divorce decree had deeded the home to the wife, there was a clause providing that the proceeds would be split between the two of them. Since there were no proceeds and the seller (wife) was going to bring money to closing, the title company had a disclosure for the ex-husband to sign informing him that there were no proceeds.

He was refusing to sign the disclosure and wanted the sale of "his home" stopped. Well, of course it wasn't his home but he was very angry over the divorce.

My buyers were advised of the situation and although I suggested they may want to get an attorney, I told them I felt confident he would sign at the last minute and he did. I think he was trying to bring as much misery to the seller (wife) as possible but the mortgage was still in his name and he had something to lose if the sale didn't go through like his credit when she stopped making payments and the house was foreclosed on.

The good news was that he FAXed a signed disclosure after 6 on the day before our closing.

Congratulations to Jennifer and Jonathan!

Shooting for the Moon - Placing the US Flag on the Moon

Planting the US Flag on the Moon - That's Some Real Estate!

It's the 40th anniversary of Neil Armstrong's walk on the moon. Do you remember where you were? Many of you may not have been a conception but I remember that afternoon very clearly as the astronaut Neil Armstrong planted the United States flag firmly in the soil of the MOON.

I was sitting in my grandmothers den watching the event unfold on the evening news ( live TV had not been introduced at that time) and annoyed that my friend was late picking me up. It was the summer before my senior year in highschool and my parents had moved to Houston. I was angry that I would miss my senior year with the friends I had known all my life and asked to stay with my grandparents for the summer. That evening I had been invited to a slumber party and couldn't have cared less about the historic event unfolding on the TV and yet I remember it all very clearly.

Several years ago I was privileged to hear Neil Armstrong speak. It was at a Brian Buffini event in Las Vegas. Were you there? Five thousand REALTORS were. The entire event was a great experience and my first time to Las Vegas which was spectacular fun but I went just to hear Neil Armstrong. This time I was prepared to pay attention. Apparently he didn't do public speaking until that time when Brian Buffini convinced him to. He seemed an incredibly humble man for someone who was a space pioneer and it was well worth the trip to see him and hear him speak. Did you know that Apollo 11 went to the moon and back with a 65k computer! That's all!

Making Buyer's Happy - Finding that Dream Home

One of the things that make my job so fulfilling is when I help a seller sell their home and a buyer find something they want.

As an Accredited Buyer's Representative in the Austin area, I relocate a lot of people and recently I had the pleasure of helping Shirley find a new home. When we first started the process, Shirley was living in corporate housing having unexpectedly been offered a job that required her immediate relocation. She wasn't sure whether to lease an apartment for 6 months or buy something. She wanted to move quickly.
Corporate housing was very temporary.

One of the things I really pride myself on is the ability to identify what the buyer wants and needs. Usually a buyer will tell you what they want but after the first outing at which time we look at several homes, I find it easier to really pinpoint what will make the buyer happy.

The first time out with Shirley, I observed her reactions to homes and their features. I listened carefully to her comments and the second time we looked at property, I nailed it. She found 3 she was interested in and one she loved. She settled on a spec home built by Highland Homes. It was ready to go and everything she was looking for - close to work, one-story, an office and very upgraded. Over the phone I negotiated for them to replace the carpet in the dining and living rooms with hard wood and of course the price came down considerably. She should be moving in a couple of weeks.

MEDIATION/DISPUTE RESOLUTION

In Texas, most of our written real estate agreements (buyer's representation, listing and contract offer)request or require mediation in the case of a dispute before litigation but what is mediation and where do you go to find it?

Mediation is a process where a neutral person (the mediator) facilitates dispute resolution between two or more people involved in a dispute. A mediator does not judge or decide who is right or wrong but provides a program through which each party has an opportunity to state their position and helps them develop a workable solution.

Recently, I attended a luncheon with a guest speaker from DRC Dispute Resolution Center in Austin. He mentioned that the most common dispute they see relates to earnest money in real estate transactions so I thought this was an important topic to discuss today on my blog.

The DRC is a nonprofit organization in Austin and the mediators are community volunteers with a minimum of 40 hours of training which meets the standards of Texas Alternative Dispute Resolution Procedures Act and Texas Mediation Trainers Roundtable. They have very reasonable rates. In Travis County, at the time I write this, it's only $35 each for a four hour session. They will also hear disputes from other counties but the rates vary.

For more information on mediation/dispute resolution visit http://www.austindrc.org
