My Daughter - Specializing in Leasing

ElleAbout 15 years ago, my cousin Vicki Westapher from Colorado Springs became a REALTOR. She is my inspiration behind becoming a REALTOR and Broker myself.

Somehow, interest in real estate has spread through my family. Protect Your Money - Protest Property Taxes


If you haven't sent in your property tax protest form for this year, it's too late. But it's your money and you need to protect it.

Every year, the tax appraiser sends out an appraised value for your property. You may return the enclosed form protesting the assigned value. In the Austin area that happens in April. You have a deadline in which to return the protest form and then you are assigned an appointment time for an informal hearing with a county tax appraiser. If you are not satisfied with the results from the informal meeting, you then proceed to a formal hearing of a review board.

Even if they have lowered my appraised value, I still research to see if the value can be lowered further. I own and manage a number of properties so it's work but it's rewarding when you are successful in getting the valued lowered, thereby lowering your property taxes.

This morning at an informal hearing, I protested a property tax value. The county appraisal district had raised my property value. I was able to successfully argue a value lower than the previous year.

If you have applied for a protest, best of luck to you in getting your tax value lowered. If you missed the deadline this year, be sure to investigate the opportunity next year.

Be Safe - Find Out About Crime in Your Neighborhood

Have you wondered about the crime in your area or the area in which you intend to purchase a home? Spotcrime.com is a great source. All you do is enter an address and it identifies crime within a 5 mile radius. The program will even identify the type of crime with the address and weather there was an arrest made. I'm happy to report that there has been no crime in my immediate vicinity and very little in surrounding areas.

Using QR Code in Real Estate

Every day I see an article about QR codes and the little black and white images are starting to show up everywhere but who is scanning them. I'm not interested in accessing information that way but I figured I'm just out of that tech loop so I asked my 25 year old; thinking she might have some insight. Her response was "just ignore them because no one is interested." So now I'm confused. If older people aren't scanning QR codes and younger people aren't scanning QR codes, then who is. Is it a useless technology? Is it something that was invented and everyone jumped on the marketing bandwagon but no one is actually taking advantage of the scan?

Sure you may be marketing with QR codes but do you access data that way? I'd love some insight. Would you like to see QR codes on my blog or Web site?

4th of July in Milwood/Rattan Creek

fireworksWhen we first moved to the area over 20 years ago, it was legal to set off fireworks. Being in a MUD (municipal utility district) put us outside the city limits and inside Williamson County. There was a lot of open and undeveloped areas we would go to with neighbors for a 4th of July celebration.

The neighborhood has been built out for many years and just a few years ago an ordinance was passed prohibiting fireworks in our neighborhood. In recent years, the HOA has set off fireworks at the park with the fire department present but given our current drought conditions, that will not happen this year.

NO FIREWORKS ARE ALLOWED on MUD property including parks, tennis courts, basketball courts, soccer fields, parking lots or greenbelts.

4th of July Parade and Pool Fun

On Monday, the 4th, there will be a parade and your participation is invited - pets too! All pets must be on leases or in cages and prizes will be given for best dressed pet, owner/pet look alike and strangest pet. Meet at Rattan Creek Park at 9am. Refreshments available.

Pool Activity

At 11 am on the 4th, the pool will open to all - no tags required but occupancy limited. Remember suncreen.

At noon free hot dogs and hamburgers will be rovide by RNCA will supplies last.

Conservation Watering Schedule for Milwood/Rattan Creek


water sprinklerAs a member of North Austin MUD #1, Rattan Creek is currently part of a voluntary water conservation schedule and if everyone complies, we may not have to go to a mandatory schedule.

It's really hot and dry out there so help by sticking to your schedule.

Hand held watering is allowed anytime but is most effective when the sun isn't at it's hottest.

No watering with automatic systems between 10am and 7pm.

Odd numbered addresses may water on Wednesday and Saturday.

Even numbered addresses may water on Thursday and Sunday.

Effective May 1 - September 30.

Hopefully we will get some rain too.

When a Garage Apartment is a Duplex

duplexWhen I hear the term duplex, I envision a single building that looks like a house with 2 front doors and 2 garages - basically a house divided down the middle to create 2 dwellings. They share a common wall. Sometimes they are the same on each side and sometimes one side is smaller than the other.

When I was in college, I lived in a duplex that was 2 stories with one apartment on the ground floor and one on the second floor but often they are single story side-by-side.

Some buyers like the idea of buying a duplex and living on one side while leasing out the other for income to help pay the mortgage. Sometimes both sides are rented.

Apparently, that's not the way Freddie Mac sees it and the difference can effect the buyers loan and how an agent lists or searches for a property.

My first experience with this definition happened when I listed a house with a walk-out basement. When the homeowner purchased the house, the seller had owned it as a single-family home and the appraiser wrote it as a single family home with a basement apartment. My seller had used the apartment as a guest house. The apartment had the potential of a space for a home business, a place for a college student, a place for an aging parent or a guest house. I listed it as a home with a walk-out basement apartment and the buyer almost didn't get financing approval because the appraiser said it was a duplex according to Freddie Mac and required a loan based on investment property. As much as I didn't agree, I could see the point because the house and apartment was attached.

Next I had a buyer who was purchasing a house with a garage apartment. A detached garage apartment. That's something that is somewhat common in older areas of Austin. They are usually used as guest houses, for an adult child or rented to college students. Freddie Mac said it was a duplex.

And according to Freddie Mac a duplex is defined as having separate meters.

The big question for the future is how to list a home with an apartment and how to search for a home with an apartment because if they are listed as duplexes, most buyers and agents won't think to search that category.
