Preparing to Buy a Home

After recent changes in the mortage insudtry, it's become more important than ever to be prepared when you apply for a mortgage loan and occasionally I find a buyer who has "no credit" and therefore cannot qualify.

What does "no credit" mean? One method mortgage companies use to determine a buyers credit worthiness is to run a credit report from the 3 major credit reporting agencies. If a person pays everything in cash and does not have a current mortgage, car loan or credit card, there will be no information on that person and it will show "no credit."

How can paying cash for everything be bad? It seems like a good idea to demonstrate fiscal responsibility by only purchasing what you have cash to purchase but there is no traking method by which a lender can determine that you will pay your mortgage bill and pay on time therefore a person with "no credit" would be considered a high risk.

How can someone establish "good credit?" If you find yourself in a position with "no credit" you can establish "good credit" easily. Open a credit card account and every month make a purchase and when the bill comes pay it off on time. Over a period of 6 months, you will establish "credit." The longer you hold the card and continue to pay on time, the better your credit will become.

8:00 am is the registration for the RCNA Ranger 5k Run
9:00 am Boy Scout Troop 164 will be serving a pancake breakfast

Stage 2 Watering Restrictions in Austin

After living in Austin for 25 years, I've got to say I've never seen a summer like this. The temperatures reached 100 degrees as early May and continued until this past weekend. In addition, we have practically no rain since last October. I do rmember 15 minutes of rain in June.
First we were on voluntary watering restrictions, then mandatory two-day-a-week. And as of TODAY we have begun STAGE 2 WATER RESTRICTIONS and are reduced to mandatory ONE day a week or penalty of a fine.
Irrigations systems, hose and sprinklers are limited to the hours between 7PM and 10AM. Watering by hand can be at any time.
Residential odd addresses on Saturday only!
Residential even addresses on Sunday only!
Thankfully, we have seen the last of 100 degree temperatures.

Requirements for Selling Your Home in Austin

One of the requirements for selling your home in Austin is meeting the changes to the Austin Energy Conservation and Disclosure (ECAD) Ordinance.

The Austin City Council approved code amendments to the ECDA effective May 2, 2011. 

1. The energy audit disclosure for sellers of single-family homes 10 years old or older is now required to be provided to the buyer three days prior to the expiration of the option period.

2. Owners of four or fewer condominiums must meet the requirements for single-family homes, and those owning five or more units at one location must meet the requirement for multifamily properties.

3. Commercial property owners now have more time to calculate an energy rating on their facilities. Additional amendments relate to multifamily properties with an energy usage per square foot exceeding 150 percent of the average for similar apartment communities. 

The original ECAD ordinance took effect June 1, 2009, for residential homeowners within the Austin city limits who obtain power from Austin Energy.

Choosing a Career in Real Estate

Why I Chose Real Estate! Baby I was Born This Way. Just as the song says. When I reflect back on my history, I realize it was in my DNA.

When my grandfather, Henry Grossman, immigrated from Russia to Corpus Christi, Texas in the early 1900's to escape the terror of Tsar Nikki, he worked hard, saved money and bought property. He owned an apartment complex and a commercial building in uptown Corpus Christi. He was a real entrepreneur.

My father who was by profession a pharmacist was also an entrepreneur owning his own pharmacy, a boutique furniture store, an acrylic bath accessory manufacturing company and an apartment complex.

My mothers favorite hobby when I was a kid was stopping at open houses while we were out running errands so at a young age, I developed an interest in real estate and becoming an independent business person.

As a kid, my favorite game was Monopoly and I usually won. I loved buying and selling properties, building on site and collecting rent. As a teen-ager, I was so interested in houses that I would draw floorplans of homes and planned to be an architect but things change in life and since the man of my dreams was in the art department at the University of Houston, that's where I ended up - with a degree in Fine Art and a marriage that is nearing 40 years!

So, although I had an interest in real estate through most of my life and considered becoming a REALTOR® many times, I pursued a career in graphic design. After making a lot of money selling my first home and loosing a lot of money selling my second home (Houston in the mid 80's,) I realized that the way to actually make money in real estate was through investment property not your home. I pleaded with my husband (yes, the one of nearly 40 years) to buy real estate but after loosing so much on our house in the 80's it was a hard sell.

In 1998 we purchased our first investment property. My agent, Cher Jordan, said to me "you seem so interested and ask so many questions, why don't you take real estate classes and if you like it you can get your license and my husband, Jimmy can be your broker." That was the pivotal point for me; when Cher provided the opportunity and encouragement I needed to pursue an interest I had all my life.

I took the classes, passed the licensing exam on the first try and Jim became my broker but I was still working as a graphic designer/art director on contract for 3M and loved it there. I got my license in February of 1999 and in May, the product I supported was discontinued and 22 people were laid off including me. I went right into real estate full time in a banner year of real estate and have not looked back.

I love everything about real estate, the business, the properties and the people. In fact, I think it's such a great career choice that when my youngest daughter graduated from The University of Texas and couldn't find a job, I said "take the real estate classes, get your license and I can be your broker." She took my offer and now she has a story to tell.

Of course being from an entrepreneurial family mean I wanted my own business so in 2009 I became an independent broker and I love that too. Did I choose real estate or did real estate choose me? The reason I chose real estate was Fate.

Leasing in Austin

Warn those you know who are looking for a lease online that there is a lot of fraud out there.

Today a REALTOR called to ask me about a home his client was interested it that I had listed for lease last month. Tracing the links lead him to someone in the UK who had it posted for lease. He looked on MLS and found me whom he thought could notify the current tenants and/or owners that something was wrong and he also emailed the Web site on which it was posted to let them know. Thank you Don.

Actually, the tenants had complained to me that they were having a problem with people ringing their doorbell and asking about leasing the house. A Google search showed an number of ads that were illegitimate.

If you are posting leases on line, Google the address periodically so you can monitor the fraudulent ads and get them removed.

When shopping for a home to lease, be careful and make sure the party you are contacting is the party who has the authority to lease the house. My guess is the scam involves the lessee providing a deposit. Which reminds me of a story from about 12 years ago when my daughter was in college in Denton and trying to lease an apartment. She and her roommate turned over a cash deposit to a man who met them at the property and showed it to them. The proper leasing office had no idea who he was. Lesson learned. A legitimate party will have a lease application, be in a leasing office, have a business card or be the rightful owner and you can look online at tax records to confirm that.

Becoming a Texas Real Estate Broker

Texas has been known for having very strict licensing regulations and I think these changes to improve are for the better. The length of time in which you must gain experience as a salesperson prior to becoming a broker will increase from 2 years to 4 years as of January 1, 20012 per Senate Bill 747. In addition, a broker who sponsors a salesperson must take a 6-hour broker responsibility course which will count toward mandatory continuing education with 15 credit hours.

I had my license for 5 years prior to becoming a broker because although that was always my intention, I didn't think 2 years was enough time to have the knowledge to take that responsibility. I've been a broker for 7 years but only after 6 did I feel confident enough in my experience to take complete control, leave my broker who had been in business since 1968 and become independent. Now with over a year as an independent broker I have accepted the responsibility of sponsoring a salesperson and I'm looking forward to the broker responsibility class.

My Daughter - Specializing in Leasing

Protect Your Money - Protest Property Taxes

If you haven't sent in your property tax protest form for this year, it's too late. But it's your money and you need to protect it.

Every year, the tax appraiser sends out an appraised value for your property. You may return the enclosed form protesting the assigned value. In the Austin area that happens in April. You have a deadline in which to return the protest form and then you are assigned an appointment time for an informal hearing with a county tax appraiser. If you are not satisfied with the results from the informal meeting, you then proceed to a formal hearing of a review board.

Even if they have lowered my appraised value, I still research to see if the value can be lowered further. I own and manage a number of properties so it's work but it's rewarding when you are successful in getting the valued lowered, thereby lowering your property taxes.

This morning at an informal hearing, I protested a property tax value. The county appraisal district had raised my property value. I was able to successfully argue a value lower than the previous year.

If you have applied for a protest, best of luck to you in getting your tax value lowered. If you missed the deadline this year, be sure to investigate the opportunity next year.

Be Safe - Find Out About Crime in Your Neighborhood

All you do is enter an address and it identifies crime within a 5 mile radius. The program will even identify the type of crime with the address and weather there was an arrest made. Using QR Code in Real Estate

Every day I see an article about QR codes and the little black and white images are starting to show up everywhere but who is scanning them. I'm not interested in accessing information that way but I figured I'm just out of that tech loop so I asked my 25 year old; thinking she might have some insight. Her response was "just ignore them because no one is interested." So now I'm confused. If older people aren't scanning QR codes and younger people aren't scanning QR codes, then who is. Is it a useless technology? Is it something that was invented and everyone jumped on the marketing bandwagon but no one is actually taking advantage of the scan?

Sure you may be marketing with QR codes but do you access data that way? I'd love some insight. Would you like to see QR codes on my blog or Web site?

4th of July in Milwood/Rattan Creek

When we first moved to the area over 20 years ago, it was legal to set off fireworks. Being in a MUD (municipal utility district) put us outside the city limits and inside Williamson County. There was a lot of open and undeveloped areas we would go to with neighbors for a 4th of July celebration.

The neighborhood has been built out for many years and just a few years ago an ordinance was passed prohibiting fireworks in our neighborhood. In recent years, the HOA has set off fireworks at the park with the fire department present but given our current drought conditions, that will not happen this year.

NO FIREWORKS ARE ALLOWED on MUD property including parks, tennis courts, basketball courts, soccer fields, parking lots or greenbelts.

4th of July Parade and Pool Fun

On Monday, the 4th, there will be a parade and your participation is invited - pets too! All pets must be on leases or in cages and prizes will be given for best dressed pet, owner/pet look alike and strangest pet. Meet at Rattan Creek Park at 9am. Refreshments available.

Conservation Watering Schedule for Milwood/Rattan Creek

As a member of North Austin MUD #1, Rattan Creek is currently part of a voluntary water conservation schedule and if everyone complies, we may not have to go to a mandatory schedule.

It's really hot and dry out there so help by sticking to your schedule.

Hand held watering is allowed anytime but is most effective when the sun isn't at it's hottest.

No watering with automatic systems between 10am and 7pm.

Odd numbered addresses may water on Wednesday and Saturday.

Even numbered addresses may water on Thursday and Sunday.

Effective May 1 - September 30.

Hopefully we will get some rain too.

When a Garage Apartment is a Duplex

When I hear the term duplex, I envision a single building that looks like a house with 2 front doors and 2 garages - basically a house divided down the middle to create 2 dwellings. They share a common wall. Sometimes they are the same on each side and sometimes one side is smaller than the other.

When I was in college, I lived in a duplex that was 2 stories with one apartment on the ground floor and one on the second floor but often they are single story side-by-side.

Some buyers like the idea of buying a duplex and living on one side while leasing out the other for income to help pay the mortgage. Sometimes both sides are rented.

Apparently, that's not the way Freddie Mac sees it and the difference can effect the buyers loan and how an agent lists or searches for a property.

My first experience with this definition happened when I listed a house with a walk-out basement. When the homeowner purchased the house, the seller had owned it as a single-family home and the appraiser wrote it as a single family home with a basement apartment. My seller had used the apartment as a guest house. The apartment had the potential of a space for a home business, a place for a college student, a place for an aging parent or a guest house. I listed it as a home with a walk-out basement apartment and the buyer almost didn't get financing approval because the appraiser said it was a duplex according to Freddie Mac and required a loan based on investment property. As much as I didn't agree, I could see the point because the house and apartment was attached.

Next I had a buyer who was purchasing a house with a garage apartment. A detached garage apartment. That's something that is somewhat common in older areas of Austin. They are usually used as guest houses, for an adult child or rented to college students. Freddie Mac said it was a duplex.

And according to Freddie Mac a duplex is defined as having separate meters.

Will rising gas prices make a difference? Perhaps it should, but the reality is that sometimes living closer to work isn't an option. Most often the reason a buyer chooses a home location is a combination of price and aesthetics.

For instance, if you work in downtown Austin you will be paying a premium price to live there; upwards of $250/sq.ft. In Austin, the closer you are to the downtown area, the more expensive the houses are because the more aesthetically pleasing the area is.

Downtown and near downtown is highly desirable because of the proximity to work areas, popular older homes, eclectic atmosphere, shopping, walkability and parks.

If you are single or a couple without children you may be able to find an affordable condo but if you have a family you are more likely to look in a suburban area where you can buy a bigger house with a yard and kid friendly environment starting at $86/sq.ft.

On the flip side, you may work in an area where housing is inexpensive and your salary and lifestyle are more affluent. In these circumstances a downtown highrise may be appealing or a lot of square footage on a large lot with a pool with perhaps a view of the hill country, lake or downtown is what you will seek. You may choose to live away from the hustle and bustle of an urban location and prefer to have a mall nearby.

Although gas prices are going to continue to rise, the need to buy something that matches your lifestyle and pocketbook will be prime motivating factors in selecting home location. Afterall, it's your home and must suit your needs.

1. Is this a Good Time to Buy? The $64,000 question! You may be too young to remember that show from the fifities but the winning answer is YES. Prices may or may not continue to fall but interest rates are projected to rise according to Fannie Mae, Freddie Mac, NAR (National Association of REALTORS), PMI and the Mortgage Bankers Association. Over the lifetime of a loan, you may spend much more on interest that a small variation in purchase price. Check with your lender to find out what you may qualify for and how the rising interest rates could effect your monthly payment and lifetime commitment.
2. How Quickly Will My Home Appreciate? From time to time the real estate market experiences a sudden surge but usually it's a steady growth. According to REALTOR magazine, projections from NAR and Macro Markets LLC show prices will begin to rise nationally in the second quarter of 2011 and appreciate 10% between 2011 and 2015.

3. Is It Better to Buy Than to Rent? The Fannie Mae National Housing Survey shows that the top reasons that people purchase a home are because they want to provide a stable place to raise and educate their children, a place they will feel safe, for more living space and for control over that space. In Austin, the MLS area 1B is an area that runs vertically through the west end of the city from downtown to a north/central location. It's very popular among people who want to be close to downtown, eclectic shopping, nice restaurants, good schools, large trees and classic home architecture.

It looks as if the market is heating up in Austin along with the weather.
The statistics below show that the available homes on the market is low at 8,605; stimulating competition among buyers and ultimately increasing home prices.
Many home sellers have been waiting for an opportunity to put their home on the market and this is a great time because interest rates are still low and market conditions are improved.

Tips for Selling a House - Most Important Staging Tip

There are many articles about how to stage a home to sell and I've written a lot of them myself but there is one that stands out more than any other and yet it's seldom on the top 10 list. CLEAN, CLEAN CLEAN!!!

Many features fall under this category but having a clean house makes the most difference of any. Many buyers can't imagine living in a dirty home or cleaning it or thinking it can be cleaned enough for them to live in. Over my 12 years in real estate, I've shown a lot of houses and there is always a good response about a clean house and and a bad one of a dirty house.

Cleaning includes other things you will see on the top 10 list like these important 5:

1. Decluttering. It's easier to maintain a showing quality clean house if you have less to dust and vacuum around. You have to pack it up to move so pack it up now and make it easier to keep the house clean.

2. Create curb appeal. Clean up the yard by mowing, edging, trimming shrubs and trees.

3. Remove odors. With cleaned carpets, floors, drapes and bathrooms, your home will have a fresher sent.

4. Painting. A fresh coat of interior paint removes marks and dirt on the walls that you have learned to overlook. Yes, it's normal wear and tear and just the thing that makes a house look tired and dirty. Paint is easy and inexpensive so freshen your house with paint.

5. Clean out the garage! Many sellers remove their clutter to the garage but that doesn't help. Rent a storage space because men in particular like to know that they can get their car or workshop into the garage and they can't tell if the garage is filled with boxes and old furniture.

Tips for Selling a House - Eliminating Odors

That may sound obvious but when you live in a home, you become accustomed to the way it smells and may not be aware of a bad odor. Recently, I showed a house that smelled so badly of garbage when I opened the door, I was hesitant to show it. The worst thing was that it was occupied by a REALTOR.

It's hard for your REALTOR to tell you your house smells because he/she may be afraid of offending you and alienating you. It's hard for your friends to be honest because they don't want to hurt your feelings or be the messanger who was shot. I'd ask my sister because I know she would be honest with me. Also a parent or child may lay it all out. If that's not an option ask a neighbor or friend and explain how important it is that you eliminate any foul odors.

Obvious things that cause odors offensive to buyers are:

smoking - please don't smoke in your house. It can take removal of carpeting, drapes and fresh paint to clear this out.

pets - most of us have them but keep the pet areas cleaned, the pets cleaned and the litter box should be cleaned daily.

garbage - take it out before leaving the house or a showing just to be sure.

diapers - again, take it out before leaving the house or a showing just to be sure.

musty from being closed up - common in older homes. Clean it out and air it out.

Less obvious things:

disposer - Run it regularly, flush with soapy water and or grind citrus peeling for a fresh sent. I suspect this was the problem in the house I showed. If you don't run it often, food is rotting down there.

fertiizer in the garage - this also has a garbage smell. Move it to a far corner of the yard or dispose of it when trying to sell.

After eliminating the thing that is causing the odor, air out you house to clear and freshen the air.

UNDERSTANDING HOME BUYERS AND SELLERS

How to Evaluate Remodeling Costs

Check with Remodeling magazine. According to Remodeling magazine's 2010-2011 Cost vs. Value report homeowners recovered about 60% of remodeling costs in 2010 which was down from the previous year. Construction costs were also down.

The top 10 projects that recouped the most were:

Austin Spring and Bluebonnets

A very popular Spring activity in Austin and Texas is taking pictures in a sea of Bluebonnets. The Texas state flower is the Bluebonnet. They are blooming all along the highways and in Austin along the freeways and in peoples yards. There are other wild flowers but Bluebonnets create a colorful blanket across the landscape and they are just starting to bloom.

It's now officially Spring in Austin and the temperatures are already in the 80's with gentile breezes. What to expect in Austin for Spring: March winds - it can get windy and this is also the beginning of hail season. We've lived here for over 20 years and have only experienced a serious hail storm once. It resulted in getting a new roof which we needed anyway. April showers - we hope to get rain because there are usually drought conditions in the summer. April is often a rainy season May flowers - since the wildflowers are alreay beginning to bloom they are likely to be gone by May and the temperatures should be in the 90's.

Selling Homes in Austin

It must be that time of year. It appears to be a great time to put your home on the market in Austin. Active listings are down! 8,605 in February which was the latest reporting period by Austin Board of REALTORS (ABOR.) And I experienced the difference when my buyer wrote an offer for a house the second day it was on the market only to be told that they were the THIRD offer and the first, a cash offer, had already been accepted. When we submitted a backup offer, we were told the second offer had already submitted a backup offer and they didn't want another one.

Now appears to be a time to sell your house and if you have a house to sell in the Hyde Park area, I may have a buyer. If you have a house to sell anywhere in the Austin area, I would like to interview for the position of REALTOR. 512.589.7988.

My Real Estate Investing Strategies - entry 10

FINISHED!! On Thursday we completed our punch list, changed the locks and turned over the keys to our new tenants. Following are photos of the finished projects.

On the left is the livingroom. It's a great room because it has a lot on natural light, a 1/2 cathedral ceiling and fireplace. We painted, put in new 2" blinds, new carpet, replace the missing entry light and updated the fireplace surround.

In the dining area we painted, put in new carpet and replace the broken curtain rod and replaced the missing curtains.

The kitchen needed cleaning, cleaning, cleaning so we cleaned the refrigerator, oven, cabinet doors in and out and the countertops. In addition we painted the walls and doors, replaced the missing light fixture, replaced the oven vent hood which was beyond cleaning and tiled the floor.

Both bedrooms have a wall of closets which is great. Here, in the master bedroom we painted, but in new carpet and new 2" blinds.

Following are 2 photos of the master bath.

The shower and toilet in a separate area so it was hard to photograph the shower but here it is and it looks great. In the master bath area we repainted, removed the crummy fiberglass tub and replaced it with a tiled shower, installed a new toilet and added new 2" blinds in the window.

And last are the second bedroom and bath. They were in pretty good conditions so we painted put new carpet in the bedroom, tile in the bathroom and painted the cabinetry.

It was a lot of work but we are proud of the improvements and hope the tenants will stay a while.

It's so exciting to see this house come together. Yesterday the new carpet was installed and it looks great!

Here is a list of what we have left to do:
* Replace the missing light covers at the porch light and entry light
* Finish out the new trim around the fireplace
* Replace the oven vent hood
* Put a second coat of paint on all the doors
* Install a new toilet in the master bath
* Install new shower fixtures in the new shower
* Clean up the yard

Yep, I think that's it. My husband is in a panic because we turn over the keys in 2 days and everything takes longer than you expect but I'm confident we can do it.

We are looking good! My husband and daughter spent last week cleaning, repairing and painting. On Sunday and Monday, I helped paint and it's almost all painted. We have never painted the entire house at once before but we started we just kept going so it would look really great.

Did you know that according to Texas Property Code (TPC), you are required to return the security deposit or an explanation as to why you didn't within 30 days of the end of the lease? So yesterday I dropped a letter in the mail. They did not provide a forwarding address so I sent it to the rental property address which is all that's required. I did not return the deposit. Usually there is something left after I deduct repair expenses but this time there was nothing.

Minimum Service Brokerage

The Texas Real Estate Commission (TREC) which was created to protect the consumer and regulates real estate licensees in Texas has ruled on a minimum amount of services which a minimum service brokerage (real estate brokers who offer a very low commission charge) must deliver.

Under 22 TAC 535.156 the real estate licensee must:

* submit all offers to the seller

* convey all known information which could affect the principle's (client's) decisions

* deal fairly and honestly with all parties and owes a duty of fiduciary to her principal

* convey accurate information

If the minimum service broker has an exclusive agency relationship, he may not instruct the buyers agent to negotiate directly with the seller nor may the buyer's agent negotiate directly with the seller.

In addition, the minimum service broker must:

* answer the clients questions related to the offer

* keep the client informed of material information

* present offers

Although a minimum service agent has a duty to provide a minimum amount of service, a real estate transaction can become a complicated affair and usually involves negotiating from beginning all the way to closing. It's a smart idea to have a professional on your side; looking out for your best interests. Although you may have bought and sold property before and can read information online, a REALTOR who has helped purchase and sell hundreds of properties can help you with negotiating, with processes and with the complications which arise during a real estate transaction.

Oh my! Make ready for an investment property. We want it to be nice so the tenant will be happy, stay longer and complain less when we raise the rent next year. The house cleaner has been working on cleaning for two days because there was so much grime. She actually had to remove the light fixtures from the ceiling fan and soap them in Krud Kutter. If you have never heard of Krud Kutter, pick up a bottle at your Home Depot. It's hands down the best product to clean grease off anything.

Most of the tile is in and the plumber came to relocate the shower drain, control and head so that we could turn the crummy tub into a walk-in shower. He ran into some difficulty I didn't understand when a worn out part broke off while removing it. Hopefully, he'll be back this evening to finish up. Once it's all done, I'll post photos. This morning, I picked out the tile for the shower and found I can pay for it and leave it for the contractor to pick up so my husband and I don't have to transport it. We are doing everything on the cheap by purchasing materials on our own but still want it to be nice.

It's really important to understand the difference between being a REALTOR's client vs a customer.

A customer is a person who is NOT represented by the agent. You may still receive information and assistance and the agent must treat you fairly and honestly but the agent does NOT represent you which means they represent the other party.

A client is a person who has agreed to representation by an agent and enjoys all the benefits of representation.

So how does one become represented? Simply by signing a representation agreement. For home sellers that would be a listing agreement. Important: In Texas, if you are a home buyer who has not signed a representation agreement with an agent, the agent is representing the seller, NOT YOU. If you have engaged the services of a REALTOR and not been presented with a representation agreement or refused to sign a representation agreement, that REALTOR represents the seller by default.

Services a real estate customer can expect:

• information about properties

• disclosure of none defects

• preparation of contract offers

• assistance with coordination of inspections

• assistance in locating and obtaining financing

• coordination in problem solving and facilitating closing

Additional services which a client can expect:

• advice on what the market value of a property is and how much to offer

• disclosure of the price the seller might take

• information on the sellers motivation and urgency to sell

• information of previous offers

• owes you a feduciary responsibility

• advice on negotiating strategies

Remember, if you are expecting representation, be sure to get the agreement in writing.

This morning I met my friend Patti Stevens from Carpet Supply at the house to get a price on carpeting. I'd love to put in wood floors but keeping in mind this is a rental property and carpet is less expensive to install, maintain and replace, I choose carpet for the areas not tiled - a neutral color.

Speaking of tile, The tile installers have started laying the tile. I was in the entry and guest bath. It's very exciting to see it down.

This afternoon I went by the house to see what progress was made by the installer. When you have contractors working on a property, it's important to check on them to make sure everything is right before it becomes expensive to fix or change.

Our first project for the make-ready and improvement of this rental is to put tile in the entry, kitchen, both bathrooms and replace the crummy fiberglass tub with a crack in the master with a tiled walk-in shower. I believe that improving the property makes it easier to lease, keep leased and to raise the rent. I'm really excited to see the results.

After research and consideration, I decided to use a neutral 13 x 13 inch tile for the floor, the same time in a 6 x 6 inch for the walls of the shower and a small 1 x 1 inch tile for the floor of the shower. The tile has been purchased.

My tile installer is also a tenant at another property. He did a beautiful job when he tiled my house so if you live in Austin and need a tile installer, I'll happily recommend him. Today Martin started working on installing the tile. Tile installer Martin Cerda at 512.696.1275.

My Real Estate Investing Strategies - entry 3

LEASED! One of the most challenging parts of the real estate investment process is keeping the property leased. We've been fortunate enough to easily lease this property.

Usually I don't show a property until it is vacant and we have cleaned and painted. That's because it's hard to get top dollar if the property doesn't look like it's worth it.

This time, I decided to put a sign out front and show it with the tenants still there. With all their stuff in the house, it didn't look so bad. My strategy for advertising is to post a sign in the yard and advertise on as many free sites as possible including this blog and my Web site . For this house I was getting about 3 inquiries a day. I showed the home about 6 times. It's priced high for the size but not for the convenient location or the improvements we plan to make so I was waiting for that person who saw the value and could afford it.

Property management companies have strict guidelines for approving a tenant but as this is my property, I do it differently. First I have a prospect fill out the Texas Association of REALTORS lease application. Then I call and verify employment and salary and previous residency to see if they pay their rent on time. For my clients, I do credit checks through instantbackgroundchecks.us. It's inexpensive and immediate.

For myself, I use my gut instincts. That doesn't work for everyone but I look at their body language, listen to the things they say and don't say. I look at how clean their car is. Do they ask things like "how many dogs do you allow," or say " we like to throw big parties and will invite you." Once I had a man tell me that his wife was divorcing him and he was filing bankruptcy. I took him because he was honest with me up front. He stayed in the house for 3 years and always paid promptly on the first.

Once I have approved the tenant, I give them a reasonable amount of time (3 days or so) to sign the lease and pay the security deposit in certified funds. We agreed on a move in date of April 1.

My Real Estate Investing Strategies - entry 2

The tenants moved out and next we need to get a commitment from someone who wants to move in and take care of some maintenance.

The longer tenants stay in a property, the more profitable it is because when a property is vacated, you must at minimum have the locks changed and the carpets cleaned. Usually there is maintenance, lost income, advertising and utilities to pay.

These tenants were in the property 4 years which was great. Yesterday my husband and I went in to the vacant house to make a list of what we needed to do.

Since the carpet was over 10 years old, we intended to replace that and we like to make improvements as we go so we were planing to put tile in the entry, kitchen and both baths. In addition, the master bath tub was a cheap fiberglass with a repaired crack and we wanted to replace it with a tiled walk-in shower. There is a tub in the guest bath.

The lease specifically states that MOVE OUT condition requires the property be left clean and in the same condition in which it was at move-in with the exception of normal wear and tear. Normal wear and tear is defined as without negligence, carelessness or abuse.

We shouldn't have been but we were surprised to see how dirty the house was. Dusty grim covered the ceilings, walls, window sills, blinds and baseboards. I'd say 4 years of dirt. We have our work cut out for us.

My Real Estate Investing Strategy - entry 1

There are different strategies for investing in real estate. You can "flip" houses. That's a buy, fix-up and sell. You can buy and hold for income from the lease. Or you can buy and hold for the appreciation which is my strategy.

There are a lot of books about investing in real estate from people that claim to have become extremely wealthy but many of their tactics aren't legal in my state, not available in my region or seem questionably unethical to me and in some cases unbelievable. If you are just a regular person like me and want to use real estate as an investment for your future, you may be interested in my perspective. I don't believe in the "big score." In the story of the turtle and the hare, I'm the turtle.

I own a few single-family homes which I bought for the purpose of holding. Preferably they will cash flow from the beginning but my main interest is that the rent is enough to cover the mortgage with a little left over to cover maintenance and costs incurred as occupancy changes. My theory is that the tenant pays the mortgage, the longer you hold a property the more it appreciates and if you aren't taking income then your tax liability is reduced while your property accrues in value and doesn't really cost you anything other than the buy-in costs.

So the proper way to evaluate how much your investment has grown is not how much more it is worth from the purchase price, but how much it has appreciated from the purchase costs. The downpayment doesn't factor in because that money is in the value of the home as if it were in a savings account. An example would be: if the home was purchased for $100,000 and the closing costs without the downpayment were $5,000 and now the house is worth $125,000 then the $5,000 has grown to $25,000.

Some of the properties I've bought didn't cash flow in the beginning because I purchased with as little down as possible preferring to hold on to my cash. Eventually, they all cash flow and make up for the initial loss.

As I look for properties, I only buy something that I would live in myself - just in case. That doesn't mean that it must be a large or upgraded home. Just something in a safe neighborhood in reasonably good condition with a good floorplan.

In addition, I believe that it's important to keep the property up; making repairs as soon as needed to protect the investment. And as money allows, I update and upgrade because I believe that the nicer the property is, the more I can get in rent and as the rental price increases the better tenant I can get.

Being a landlord isn't for everyone. Sometimes it's stressful. Tenants can cause expensive damage to property and the can burn you on rent but for the most part, I've had good luck.

The first home I bought in 1998, before I became an Austin REALTOR. I purchased it because it was in move-in condition in a safe neighborhood and was the cheapest thing I could find in close proximity to where I lived for easy access.

That house is a 2/2/1 garden home and is now worth twice what I paid for it. Luckily, it cash-flowed from the beginning. It is now available for lease and I'm going to chronicle the processes of make-ready and leasing in following blogs.
