Congrats to Sherry and Paul! January 2014 Market Statistics for Austin Area




1,449 – Single-family homes sold, UP 4% from January 2013
$211,800 – Median price for single-family homes, UP 7% from January 2013.
4,591 – Active single-family home listings on the market, DOWN 7% from January 2013.

It's still a strong market because inventory is so low. Most properties are selling for more than asking price with multiple offers from which the seller could choose so the average buyer should prepare to pay more. And although the average days on market is 63 which includes less popular out-lying areas and depressed properties, those that are in good condition, in desirable areas and properly marketed through a REALTOR will sell within 5 days.

Building a New Home in Cedar Park



We had been in our home for 23 years! As much as we love it, our needs had changed. While looking for a neighborhood for a buyer, I came across one that I thought would be just right for me and my husband, John. Reserve at Brushy Creek.

We didn't want to move much further out of the Austin area than our current home, but we wanted a one-story and a 3-car garage. This neighborhood provided that plus it is a small subdivision with a pool and across the street from a huge sports park with a playground, sports fields and miles of hike/bike trails along the creek. Fun for us and the grandkids!

First we established a budget. Then we researched the neighborhood of choice and builder. We looked at the available floorplans that met our criteria and lots on which the floorplan would fit. We looked at the standard features and available upgrades. We signed a contract agreement.

Free Home Staging Ideas

Sure there are improvements you can make to a home to make it more desirable to a buyer but what can you do without spending any money?
There are 3 really important things you can do that won't cost you anything.

1. You are going to have to pack up everything to move anyway so start now. Pack up clothes that are out of season, old toys, hobbies you can put on hold, books, excess furniture, family photos. Keep the amount of "stuff" in the rooms at a minimum to increase the flow and make the rooms look larger. You can sore everything in boxes in your garage but be sure not to block access to the attic, waterheater or garage doors. Declutter!

2. Consider what a difference a clean house makes to you. Buyers are even pickier. In addition to sweeping, mopping, washing dishes and dusting, be sure to clean the blades on the ceiling fan, clean the baseboards, run oranges through the garbage disposer, empty garbage containers, plus pick and deodorize pet areas. Clean, clean, clean!

3. The yard is the first and last impression. Make sure it is mowed, edged, trimmed and raked. Also be sure to sweep walkways and clean around the doors. Boost your curb appeal!
