Urban Assault Ride - Austin

Sunday, June 26, 2011

Fiesta Gardens (2101 Jesse East Segovia Street), and Multiple Austin Locations

The Urban Assault Ride™ is the biggest bicycle scavenger hunt series in the nation! Here's how it works: You and your teammate will set out on a city-wide quest for 'checkpoints' on your favorite two-wheeled steeds. At each checkpoint, you'll drop your bikes and complete a funky/adventurous obstacle course, then remount your bikes and hit the streets for more. The goal is to complete all the checkpoints in the shortest amount of time. You choose your own route and checkpoint order. This means that the most clever are often the victors. Of course, it may also help if you can pull a mean big-wheel powerslide and fly across an inflatable slip-n-slide ;) After your pedal-powered adventure, your team will cross the finish line and enter a massive celebration of New Belgium beer, bikes, and big wheels. The after party is just as much fun as the ride itself, thanks to the craziest raffle prize contest you'll ever experience. Pick a partner and we'll see you there!! Benefitting Austin Ridge Riders and Yellow Bike Project. Online Registration: $40 - $60/person

How to Choose a Home Location

trafficWill rising gas prices make a difference? Perhaps it should, but the reality is that sometimes living closer to work isn't an option. Most often the reason a buyer chooses a home location is a combination of price and aesthetics.

For instance, if you work in downtown Austin you will be paying a premium price to live there; upwards of $250/sq.ft. In Austin, the closer you are to the downtown area, the more expensive the houses are because the more aesthetically pleasing the area is.

Downtown and near downtown is highly desirable because of the proximity to work areas, popular older homes, eclectic atmosphere, shopping, walkability and parks.

If you are single or a couple without children you may be able to find an affordable condo but if you have a family you are more likely to look in a suburban area where you can buy a bigger house with a yard and kid friendly environment starting at $86/sq.ft.

On the flip side, you may work in an area where housing is inexpensive and your salary and lifestyle are more affluent. In these circumstances a downtown highrise may be appealing or a lot of square footage on a large lot with a pool with perhaps a view of the hill country, lake or downtown is what you will seek. You may choose to live away from the hustle and bustle of an urban location and prefer to have a mall nearby.

Although gas prices are going to continue to rise, the need to buy something that matches your lifestyle and pocketbook will be prime motivating factors in selecting home location. Afterall, it's your home and must suit your needs.

REALTORS vs for-sale-by-owner

Sometimes people think they want to sell their home without enlisting the aid of a REALTOR but I don't understand why. REALTORS have so much more experience and much better resources than a homeowner for marketing a property, negotiating an offer and navigating the processes.

HomeGain recently conducted a survey to find out how much home sellers valued REALTORS and the results are as follows:

83% of homeowners used a REALTOR to sell their home

59% of homeowners who used a REALTOR were successful in selling their home.

39% of homeowners who tried to sell on their own were successful in selling their home

88% of homeowners who successfully sold their home through use of REALTOR said they would use a REALTOR again

81% of homeowners who tried to sell their home on their own said they would use a REALTOR next time

24% of homeowners who tried to sell their home without a REALTOR eventually hired a REALTOR

I want to be your REALTOR. If you are thinking of selling a house, give me a call. I'm happy to answer any questions you may have about the seller's disclosure or other matters involving selling a home. 512. 589.7988.
