All About Rosedale in Austin, Texas

The popular Rosedale is located in the northern region of Central Austin. The neighborhood borders are 38th Street to the south, Shoal Creek to the west, North Loop / Hancock Drive to the north, and Lamar Boulevard to the the east. Rosedale's beauty, charm, and central location makes it one of the most desirable of Austin's neighborhoods. There are over 1200 homes in the area, and a variety of parks, shops, bars, and restaurants within walking distance. Rosedale is in close proximity to downtown and the University of Texas, and is at the center of an extensive network of medical services, including Seton Hospital.

The Rosedale area was originally used as farm and dairy land in the 1860's. In the 1900s, four florists and nurseries moved into the neighborhood. Much of the nursery stock planted during that time continues to provide the neighborhood with shady trees and rich greenery.

Most of the homes in the Rosedale area were built during the 1940s and 1950s, and the well maintained houses have preserved the quaint, mid-century style of the neighborhood. New construction and renovations throughout the neighborhood help perpetuate its appeal to home buyers. Rosedale's population is a blend of young families, single professionals, and elderly residents, many of whom are original owners.

Weather in Austin, Texas

It's a dreary looking Christmas Eve in Austin, Texas today. Fifty-five degrees and drizzly. But I'm not complaining because a cold front is on the way in and hopefully we'll get rain too. Austin is in the middle of a drought and this morning as I drove down the expressway on route to show a listing, I noticed two areas along the grassy bank where a fire had burned the grass.
We don't get snow at Christmas but I'd love to have a cozy day at home with my family, good food and a fire in the fireplace.

Holiday Plans

It's time to stop working. That's hard because I love what I do so tomorrow morning I'm driving downtown to show my listing and happy to do it. However, following that I'll prepare for Christmas by visiting the grocery store and cleaning my house. 

Christmas Eve we have a family tradition of going to a movie. Our oldest daughter is in New Hampshire visiting her in-laws so it will just be me, my husband and youngest daughter off to see True Grit. It got great reviews and I've seen Jeff bridges and Matt Damon promoting it.
On Christmas day my daughter, sister and Mother will come over. We will cook and watch movies.

We have some favorites. Love Actually is at the top of the list.

Zilker Park Lighted Tree in Austin

Zilker tree The Zilker Park Holiday Tree has been a holiday tradition in Austin since 1967! The tree is an amazing sight at 155 feet tall and made of 39 streamers. a popular activity is to stand in the middle of the tree and spin around. Each streamer has 81 lights totaling 3,309 lights. The spiral pattern was designed by City of Austin Electricians. The tree is available to see every evening until December 31st from 6PM to midnight.

My Favorite Christmas Lights - Milwood

There is a house in my neighborhood, Milwood, that has decorated their huge Live Oak trees by wrapping them with multicolored lights for about 20 years. The lights look like gumdrops!It's on a main street and it's my favorite Christmas light display. I tried to capture the image on camera but I'm not sure this does it justice. If you recognize these trees, you probably live in my neighborhood.

Decorating for Hanukkah and Christmas

I don't know about you, but I'm very busy during the holidays. Starting mid- October we celebrate 3 birthdays, Halloween, Thanksgiving, Hanukkah and Christmas. The little amount of time I have after working a full day, shopping for gifts and cooking for the family get-togethers leaves little time to decorate. There had been years when we were buying a Christmas tree 2 days before Christmas! Then we went to an artificial tree so we could easily assemble it any evening. Our kids grew up and left home and our house filled up with furniture and there was no place for a tree.
Last year I bought the best tree ever. An ornament tree. I keep it on the dining table and can change out the ornaments for the holidays. It's easy, doesn't take up much space, it's fun and adds a little holiday decorating to our home.

Save Money and Energy

Saving energy translates to saving money. Here are some tips to help you do both:
Water heating is 14% to 25% of a houses energy costs.

• Wrap a blanket around your heater. A fiberglass insulating blanket can reduce heat loss by 25% to 40% and save 4% to 9% on the average water-heating bill.

• Install low-flow fixtures. Low-flow shower heads and faucet aerators can cut hot water consumption by 25% to 60%.

• Check your water heater's temperature. A setting at 120 to 140 degrees is hot enough and will reduce your bill by 3-5%. Or put it midway between the “low” and “medium” marks.

• Drain the sediment. Tanks build up sediment and reduce efficiency so draining the tank will save energy. Just follow the instructions that came with your water heater.

• Insulate exposed hot water pipes. Wrapping insulation around hot-water pipes reduces the wait for hot water to reach the faucet.

Things to Do in Clarksville Austin Neighborhood

Outdoor Activities
Old West Austin is a beautiful neighborhood to take a stroll, with shops and restaurants within waking distance. Cycling is a common form of transportation for residents, and Shoal Creek hike and bike trail is a few blocks to the Northeast, and Town Lake Trail is only a few blocks South.

There are two neighborhood parks: Mary Francis Baylor Park, which features a new splash pad, and West Austin Park, which includes an off-leash dog area. Both parks have playscapes, swings, and basketball courts.

Food and Shopping

Clarksville is just west of downtown, so clubs and restaurants are only minutes away. Around the corner is the 6th Street and Lamar shopping district, which includes Whole Foods, Book People, REI, Anthropologie, Waterloo Records, and Amy´s Ice Cream.

Old West Austin is home to plenty of cafes, coffee shops, and restaurants, especially along West Lynn. Galaxy Cafe offers quick, casual dining for breakfast, lunch, and dinner. Their sister restaurant, Zocalo Cafe, is just down the street and serves delicious, authentic Mexican dishes.
Jeffrey´s Restaurant and Bar, at West Lynn and 12th Street, offers upscale dining and an eclectic cuisine. Across the street is Cipollina, a casual Italian bistro. CaffĆ© Medici is an espresso bar and coffee house at West Lynn and 11th, where the patio is always overflowing with friendly patrons. Nau´s Drugstore is a genuine 1950s pharmacy that serves up classic burgers and milkshakes.


Fresh Plus is a convenient neighborhood grocery, located at West Lynn and 13th street, that carries a great selection of vegan and gluten-free foods. In this same district are dry cleaners, a nursery, and one of Austin´s best Latin-American import stores, El Interior.
There are several places to grab a bite on 6th Street west of Lamar, including Rounders Pizzeria, Sweetish Hill Bakery, Portabla, Cafe Josie, Z-Tejas, Snap Kitchen, and 24 Diner. Also on this stretch of 6th are several art galleries, a couple antique stores, and Wiggy´s Liquors, a neighborhood favorite for wine and cigars.

Milwood Holidays

The Milwood Rattan Creek Neighborhood is organized.

Sunday, December 19th at 6PM there will be caroling in the Rattan Creek Park. Songbooks will be available but bring a flashlight so you can see them. Santa is scheduled to arrive in a firetruck around 6:30 and will visit for about an hour. In case of rain, go to the community center in the park for the fun and festivities.

Curbside X-mas tree pick up will be December 27 - mid-January on your normal trash pickup day. Be sure the trees are cut in 4 foot lengths and bundled for the trash collector.

Remember - NO FIREWORKS! Older residents may remember we were once allowed to shoot off fireworks in the area, but a few years ago Williamson County passed an ordinance against it. That includes no fireworks at your home, either Rattan Creek Park or Robinson Park, the greenbelts or the soccer fields.
