Texas Realtor Member Information

In the 2009 Profile of Texas REALTORS, interesting statistics showed up.

Apparently, in 2009 45% of Texas REALTORS had at least one transaction which was a foreclosure.

Only 16% of REALTORS have been licensed 11 to 15 years. The largest percentage was 23% at 6 to 10 years. I've been licensed 15 years!

The most used business software is . . . you guessed it MLS.

Surprisingly, only 13% of Texas REALTORS have a blog. I have three!

The average number of transactions per year was only 9. I average 18.

Other than MLS, the most common Web site where Texas REALTORS advertise was REALTOR.com. I advertise on over 15 site so since 90% of all buyers look on-line before they even contact a REALTOR, I have my sellers covered as best I can.

15% of REALTORS are in my age group. The largest age group is 60-64 years old and the lowest is 30-34 years old.

90% of REALTORS own their own home. That's me too.

76% of REALTORS specialize in residential real estate.Me too.

Credit Repair Information

I just read a really interesting article about credit repair and of course it was written by the owner of a credit repair company. My plan is not to critic the article, writer or rewrite his story but there were some really interesting facts that I want to make available.

• bad debts remain on your credit report for 7 years.
• Bankruptcies will remain on your credit for 10 years.
• in Texas, Credit Service Organizations (CSOs) must register with the Texas Secretary of State's office - 512-475-0775.
• If you contract with a credit repair company, be sure to get all the terms in writing and there must be a notification to the consumer of their right to cancel within 3 days.
• You are entitled to one FREE credit report a year from each of the three companies - Experian, Equifax and TransUnion
• The only truly FREE place to get a report is AnnualCreditReport.com and that does not guarantee a credit score but just the report.

Milwood Austin

Milwood Schedules Curbside Cleanup (edit/delete)

Novemeber 6 is the date for the Milwood Rattan Creek Neighborhood Cleanup. Just put your "stuff" at the curb by 7:00 am and the truck will be by to relieve you of all those things that have been piling up in your garage. We have 2 toilets!

Be sure to cut and bundle you limbs and brush in maximum 4 foot lengths no larger than 2 feet in diameter.

Also, hazardous materials that will not be taken are tires, batteries, oil, paint, combustibles, refrigerators, window units or anything with freon.

This is an opportunity to clean out what you can so you don't end up on the TLC program "Hoarders Buried Alive."

I want to be your REALTOR

If only my clients had come to me earlier, we may have saved them from this sad fate of foreclosure. Doesn't it look like a cute house? Unfortunately circumstances can put homeowners in a bind, like job lose or medical expenses but once you realize you are going to be behind on your mortgage payment and there doesn't seem to be any solution you must act fast. The first step is to call your bank and see if there is any way to negotiate a viable solution but often the best thing is to sell.

In the case of my clients, they had equity in their home and could have sold at a break-even point but because they delayed, they accumulated late fees and penalties that put them in a position to short-sale. For those of you not familiar with that term, a short sale means that you must sell your home for short of what you own. It requires the banks approval and there will be penalties to you for instance the IRS does consider the difference of what you get and what you owe taxable income, not to mention the blemish it places on your credit.

It usually takes a few months on the market as a short sale before it goes to the bank for foreclosure so we had it listed for 4 months. In Texas, foreclosures happen the second Tuesday of the month. My clients had time to clean up the house, move out and make it presentable for showing but they took a couple of precious months just moving out stuff and cleaning it up. By that time the market had gone soft and we couldn't even get showings although the price was well below appraised value. Yesterday, the bank foreclosed.

Neighborhood garage sale for Ocotber 23, 2010

Every time I drive home down the main street of my neighborhood past our wonderful park system I think about what a great neighborhood Milwood Rattan Creek is to live in. We moved here in 1990 and have never regretted it. There is a great park system which includes a community center which houses an axillary office for the sheriffs department, a pool, soccer fields, basketball, tennis and a terrific hike and bike. The schools are exemplary and the neighbors are great plus I'm not aware of any crime. We are between Lakeline and the Arboretum/Gateway areas, close to hospitals, the Domain and many major employers like Apple, Freescale, IBM and Dell.
But today I'm writing about our neighborhood garage sale scheduled for October 23rd. from 7am to 1 pm. The neighborhood association will advertise the sale and all you have to do is set up on your driveway. It's a great time to recycle your things and go shopping too.

  • $399,156,100 – Total dollar volume of single-family properties sold, a 7 percent decrease from August 2009.

  • $200,000 – Median price for single-family homes, a 5 percent increase from August 2009.

  • 1,490 – Single-family homes sold, a 15 percent decrease from August 2009.

  • 77 – Days on market, a one percent increase from August 2009.

  • 11,106 – Active single-family home listings on the market, a 16 percent increase from August 2009.

  • 1,502 – Pending sales for single-family homes, a 24 percent decrease from August 2009.
